Depending how you define "deal", he made his deal hours before Marquart. What I have not been able to find out from reading every story I have on this case, is whether the McNally and the Sister's land was ever listed on the market, at what price and for how long, or did Tappauf cold call on it? In which case how did Marquart know to contact him the day of the closing?

CBC says he contracted to buy it in March 2012 and closed Feb 26, 2013:

The owners of 13 Leopold (by the RSM) are going back to council again to ask permission to demolish this house again.

I am OK with this. I really think that house has little heritage value. It is not all that old and it is an unfortunate meld of art moderne and Mediterranean styles, which does not work. It would be far too expensive to restore and put a proper art moderne flat roof on it.The owners have spent well over $600k for a lot so I am sure they will replace it something great that fits the neighborhood.

I recall that it was listed in the $600's when they purchased it. Add to that, demo costs presumably including removing the basement, as well as carrying costs for the last few years.

It looks like Brent Sjoberg will be the new City Manager. Whenever you hear the terms "exhaustive search" that means its an internal hire.

At 10 a.m. CST, the city will announce who will take on the job, after what it called an "exhaustive" search.

I think you're thinking of another location. It was a while ago but I believe the home was priced in the low 300's by the time it sold. 320 or 340? Something like that. It sat on the market forever due to all the damage to it & had multiple price drops. Add $30k for demolition and maybe $25k for carrying cost since purchase. A rough estimate puts it at a $400k empty lot?

Not that it matters. I just thought you knew something about the property that escalated the price for the owners.

If true, that is not a ridiculous price for a unique, treed lot very close to the Park, downtown and Cathedral.

Every 400,000 lot in the new areas has had a multi million dollar house built on it.

Yeah, it's not only a uniquely located lot but a very large lot as well. The previous owners purchased 10 feet of the old 11 Leopold Crescent home lot from the city to create an abnormally large 8800sqft lot.

As long as the owners build a home that's respectful of the Crescents neighbourhood than I'm on board with it. It's just too bad the previous owners let the house fall into such disrepair.

It was internal, but Chris Holden got it instead.

As good as Holden is or isn't, Sjoberg got screwed and he probably should and will now leave.

I'm not even aware of any evidence that the house sold in the last decade. When did this supposed sale happen?

Wow I am shocked. Sjoberg is a smart hard working guy as far as I could tell. It would be a shame to lose him.

All I know is that whoever is responsible for the new sets of lights at Rae/Parliament and Pasqua/Parliament deserves to be rewarded, as they work very well for the spaces they are in. The only complaint about Pasqua/Parliament is if you are going south bound on Pasqua and turning left (east)onto Parliament, you often don't get a turn arrow so a single person turning holds everyone behind them up, meaning you need to wait 2 lights to get through, occasionally. It's annoying as the light is probably a 5:1 ratio for time (with Parliament traffic getting 5x more green time).

However, overall they both work quite well, especially Rae/Parliament.

Speaking of traffic lights, I'm not sure what got changed in the last several weeks (maybe the timing of the lights on Albert and 9th Ave?) but nowadays when I'm driving home after work, very frequently I see traffic trying to turn left from westbound Dewdney to southbound Albert, but piling up because there's no room for more vehicles since there's already traffic waiting for the lights at 9th Ave. Sometimes the Albert/Dewdney intersection gets partially blocked as people try to complete their turn once the light at that intersection changes.

Also should there be a thread devoted to Regina roads, such as there already is for Saskatoon and Winnipeg?

I don't have access to any MLS data, but it was last February we were discussing the sale of the property to Dennis Dodds.

Edit: Through my searching I found out it was $370k. So I was low by a bit on my estimate. It had been a while since we talked about it.
