I was also a very frequent Saigon By Night person but in the last 2-3 years before they closed they seemed to be inconsistent so we took our business to Viet Thai.

That stretch of Broad St is going to look so open.

I think you nailed 3 of the top 5 most ideal and needed parcels for development. I'd also throw in Capital Point and the Carmen block/Empire Hotel land.

Parking is needed downtown, but outside of complaints on social media, I've never heard that there isn't enough. Studies that the city has done on that topic have shown there's more than enough. Also, if a building was developed that had main floor retail, and purpose built apartments, a 3-4 level parade could be built in-between the retail and residential levels. That would create more parking spaces than the surface parking lot it replaced had, while increasing density.

The complaints about available parking are from people who think it should be free. There is a shortage of street parking in many parts of downtown.

So it is Brandt/Semple who have demolished the 2 buildings on the 18 block Broad and now control nearly an entire city block of mostly vacant land. Wouldn't an arena do wonders for that part of downtown?

I took a few pictures at the Skyview project. Not the best day, if I went too high I quickly got into fog. There was light freezing rain for the first 2/3 of my ride so I wasn't sure I'd be able to fly the drone at all. I might drive around to a few spots on the weekend when it will be cold and sunny. The roads were getting icy, but plenty of traction with the studded tires. They were still pile driving at the rail bridge, I keep waiting for a day with no activity so I can get some closer shots.

Rich people don't pay for stuff like that. They put in just enough to get their name on the building and let taxpayers cover the rest.

They won't build it privately though.

They may build and own it, but they won't pay for it. They will pay a lot for naming rights and perhaps to control the concessions and parking. I can see them contributing 25% of the cost provided they own/control it.

Is it confirmed that land is owned by the Simple's? It used to be owned by Royalty Developments. In 2011, the land was owned by Royalty Developments who had this proposal:

AllSask News reported that a Brandt subsidiary owns almost the entire City block including the demolished sites. That Rose Street Tower proposal was always a Brandt backed project.

On the left you can see the recently constructed 12-plex infill. This is the one with zero parking. There is another infill - I assume a 4-plex - starting just to the north.

It is not a 4-plex but another 12-plex according to the building permit. Parking is going to be crazy around there!
