thats because that area is a commercial only zoning - no residential.

that ^^^ which is a good thing! there are tons of towers going up south of this, literally just south of Sea Island Way. cities need places people can work and do things other then live.

also, this area is 100% under the flight path whereas further south it is next to it.

Ok so it's zoned commercial. Still doesn't explain why it hasn't been developed. Like at all! It's empty lots and parking. There's not that many jobs in this area, currently

the connectivity to transit isn't the best since you walk through a bus depot, and across an asphalt bridge over a ditch and into the road and through an area with no sidewalks. then it is directly under the flight path. then there are still businesses fully operating there and presumably happy. there was a concrete plant there until just a few years ago still. so it was always no commercial. but heavy industry. concrete plant/railway/Canada-Line OMC. the street grid is a little funky there as well. plus there are still ditches even. as a developer you dont want you land nice but the lot next door being some dumpy warehouse with a ditch and no sidewalks.

then there is the unknowns such as the entertainment district of Duck Island. but it is slowly changing and with the hotels moving in, that is a bonus. and the ITC development.

realistically, the location under a flight path is probably the main reason, though.

Saw signs for this posted at Burquitlam Park. A 50-storey (!) and 31-storey tower, plus a new YMCA at Burquitlam Park and expansion of Cottonwood Park.

Thanks for the pic; nice to see these projects finally moving forward. Still hoping to see as much affordable rentals rebuilt as possible.

The two sites are part of a deal between Concert and the city to build an greatly expanded Cottonwood Park. The unnamed road cutting through some developments to the south will continue north and meet up with Emerson Street, which runs along the eastern frontage of the Uptown development.

Here's one of my maps showing the future road alignment (approx.) and expanded Cottonwood Park. Ignore the other lines/points/etc.

FYI, Ledingham McAllister is proposing another 50-storey building at 508 Clarke Road (highlighted in red below).

thats going to displace a lot of families and low income people. Most of those buildings now are low income and immigrants. A lot of Iranians in that area.

But its progress, the YMCA will be a great addition and more ammenities. Hopefully a library comes along. I never know if I should use the library on the burnaby side of north road since i live on the Coquitlam side and the coquitlam library is so far away and not that easy to access unless you drive there.

And I am still blown away how fast this area is changing, it could end up being more interesting and vibrant than the coquitlam centre area.

Yeah, affordability is key here. Glad that there seems going to be a lot of rental included but it won't matter if the project is going to be aimed at the upper end of the market like the Como Avenue tower. So far the tri-cities have done pretty well at bringing in density without the same level of gentrification that Burnaby has, but a few big luxury projects could undo that in a real hurry.

Burnaby Library isn't nitpicky about what city you live in. One of my friends lives near Joyce Station and has a Burnaby card and uses the Metrotown branch regularly.

yeah, i used to live on the burnaby side of north road before and used the cameron library a lot or metrotown, and then i moved to the coquitlam side and stopped going there for some reason, i just felt guilty or something haha no idea.

The traffic is going to be horrible for most of the decade it seems, its been pretty bad for a couple years now. So noisy and busy all the time now.

That's funny, I just moved to the area after living in Cloverdale/Langley for like a decade and I love the relative lack of traffic here haha. But yeah, it's definitely going to get worse.

Most (if not all) of the Lower Mainland libraries participate in the "Interlink" program. Any member of an Interlink library can use the facilities of all of the other libraries in the system for free, with the same card as in your home system. You can even return books from one library at another; your friend can return the Burnaby books at a Coquitlam library and they will be moved to Burnaby. We use this frequently on the North Shore.

You could even check out books from as far away as Lillooet or Boston Bar. IIRC there's a similar system in central Vancouver Island for their libraries.

its not too bad yet, but near my street there will be demolition starting soon and than a few years of construction with all the trucks and stuff that that will bring.

But in the last 5 years the amount of traffic and pedestrians is much more than it was 6 years ago. It was like really quiet at night now its much more lively which is nice as there is more to do, its just the construction stuff that is annoying and with so much of it going in now and to come its going be a big construction zone for a decade at least.

This new proposal is going to be massive for Port Moody. A glance on google maps shows less than 10 towers in the area - otherwise it's pretty much groundscraper city. Adding 3 more towers in a single development is huge for them.
