NCR From Centergy in Tech Square today

I agree with whoever said it first, it may not be the tallest, but definitely has an iconic effect and sets a new quality standard.

Once we get CODA, among other projects, the area is going to be really something else. Even the new food hall in Tech Square goes a long way in elevating the area to feel very 'big city.'

Eviva the Facts:
- Integral paid $20+ Million for the site Q4 16'
- Integral announced Q4 16' the project is moving forward
- Construction fence installed and is still there
- Q1 17' the 22K retail space was removed from the commercial real estate listings

My Prognostication: JPX and Integral will do a joint project with a mix of condos and apartments.

"A Toll Brothers spokesman declined to disclose when the project may break ground. It’s unclear if Toll Brothers has chosen an architect.

The proposed redevelopment would stand across from the Atlanta Humane Society site, which went on the market earlier this year and has been fetching offers close to $10 million."


Ponce City Market Expansion

"Details are vague, but Jamestown will consider adding retail, residential and office space. The developer is seeking an amendment from the city, allowing it to tweak the current zoning for an expansion.

Neighborhood meetings are set to start July 13, and the city’s Zoning Review Board could vote on the proposal in October.

The new development could come to three areas of the site, which is bounded by Ponce de Leon Avenue, Glen Iris Drive, North Avenue and the Beltline’s Eastside Trail.

"We are zoned to do something material in all three locations,” Bronfman said. “We are not sure what we will do yet. But we wanted to share it with the neighborhood and not have people feel blindsided.”

One option is to build on top of a parking podium that sits along the Beltline. Some early ideas have included a condo tower rising along the trail.

Another spot is the greenspace that sits in front of Ponce City Market along North Avenue and between its residential wings. That space could house pop-up shops or other retail space.

It may be easy to overlook, but the more social/gathering spaces a neighborhood has will really bring to life a neighborhood. This part of Midtown has a lot going forward to it and GT really has an amazing environment to attract even more talent to the school. Similarly, companies benefit from drawing toward GT as well. Constant stream of talent and potential deep pockets coming from GT students and graduates.

I've seen some of the early conceptual/schematic designs for this phase and it pretty much replaces all the surface parking with development (surface parking is capped as underground parking). I'm sure they'll get backlash from some NIMBY's because of the height/density they're looking to add in Phase II- which usually argued under the guise of "more traffic". But they're basically wanting to add more uses into the "mixed-use" for PCM.

I may be the only person on this forum who isn't terribly interested in that project. Any infill would be nice (although hardly needed given what else is going on), but I could take or leave the design. This guy, on the other hand--this is something I want very badly:



Something will be built at the Eviva site soon, it's the only empty lot left in the area. I just posted an observation, and you've satisfied my curiosity. Thanks

^^^Can someone with more architectural knowledge than me explain why that proposal looks good. I don't get it. It looks ugly and kind of brutal.

The top half is interesting enough but sweet baby jesus that base is a disaster. It looks like what someone in 1975 would have designed if all they had was shipping containers and a hatred of active streets. Of course this is only an early rendering (for a conceptual project, not even a real proposal, right?) so we'll see how it evolves.

They did have some neighborhood push-back but they were engaged early on with the NPU leadership (FWIW the site was already rezoned MRC so they weren't trying to re-zone anything).

I think it is just a concept, and if/when it's built I'm sure it will look more like whatever style is trending. Cost is one reason. Another is that if a design is unique, someone in a focus group or boardroom will be loudly opposed to it (see above!), and that will scare investors. Better to disappoint everyone with a design that's already been proven to be safe than take a chance of horrifying them. Art and business don't get along. Subjectivity is risky.

The ground floor does need work, the sidewalk is not the place for giant blobs of concrete. The rest, though... mmm.

Are you able to expand upon this at all? How tall? Would the hotel portion on the parking deck (or any other location) exceed the water tower's height?

I for one would love to see all that surface parking built up. I cringe a bit when I walk along North Ave, Ponce, and Glen Iris when walking along the surface paring. Shoot, I even think the building/parking garage surrounding Dancing Goats would benefit from redevelopment. Would be good for the neighborhood and eventual North Ave. transit.

I'd love to see the immediate area around PCM to provide more entertainment similar to the growing West Midtown and Westside Provisions District rather than what feels like a giant block that shuts down at night. On top of more office and residential (condos, please!), more restaurants and bars with a neighborhood feel (compared to the food court feel in PCM), as well as include entertainment. IMO, while PCM brings a lot of value to the neighborhood and has been an excellent catalyst, it currently feels more like a destination that closes down rather than a district to live. I believe that phase II should be able to support both. Jamestown doesn't have to look much further than their own Westside provisions district and West Midtown for inspiration. I believe West Midtown pulls off the district to live really well. Ormsby's, Little Trouble, 5 seasons, duckpin bowling coming, coffee shops out the wazoo, etc.

The idea is to build on the current surface parking along Glen Iris/Ponce as well as on top of the parking podium along the Beltline.

The conceptual plans are basically allowing for flexibility to add more entertainment, residential, hospitality, and/or retail scope to the project. They're shying away from specifics of the program because they're trying to be flexible for future market demands - especially given how quickly the retail environment is changing these days.
