This is kind of what I was thinking. Apart from another developer or a hospital being a part of the development, I seriously doubt that anyone will have any reason to be concerned with it's design.

Recent planning permits show a number of mixed-use developments are in the works.

Planning permit filed to re-zone the SW corner of 10th and Howell Mill Rd for a mixed-use development.

Planning permit filed to re-zone 900 Joseph E Lowery Blvd NW to mixed-use.

Planning permit filed for building additions to 59 Georgia Ave. This looks like the GSU redevelopment of the historic structures adjacent to the renovated stadium.

Planning permit filed to re-zone 99 West Paces ferry Rd in buckhead for mixed-use purposes.

Planning permit filed to re-zone 385 Grant Circle SE for residential. This may be related to the Beacon or the 400 Grant Circle development. On the Beltline.

I think Brasfield & Gorrie bought the Genuine Parts building and is moving their headquarters there.

^^according to the SPI PDF from Liveable Buckhead, it looks like the main differences are that the new zoning (all SPI9-SA2) has a few different specific permitted uses. For example SA2 (compared to SA3) doesn't allow cemeteries or catering facilities, but allows hotels, and allows nightclubs with a special use permit. It also has a slightly smaller open space requirement for developments over 1 acre (20% instead of 25%). There must be some specific thing the developer wants to do that's easier in SA2 than SA3. Or, they just want to standardize the site since it's a mix of zoning designations right now, and they'd rather it all be zoned as just SA2.

Does anybody know what this development will be? There are a ton of things planned for the immediate vicinity, but I don't recall hearing any proposal for something on the southwest corner of 10th and Howell Mill. If all of these things get built (and some are under construction already) the Westside will continue its crazy transformation. Hopefully the city will get to work on the infrastructure in the area, because Howell Mill already can't handle the increase in cars/pedestrians/bikes. A complete street project is planned, scheduled to start construction next March:

This project will rehabilitate the existing roadway pavement, improve existing pedestrian infrastructure, install mid-block crossings, install bicycle facilities, and make improvements at existing intersections along the Howell Mill Road Corridor. In order to maintain corridor and signal level of service, turn lanes will be added to 17th Street and Huff Road and signals will be installed at Brady Avenue and Beck Street. Additionally, it is proposed that Howell Mill be realigned to intersect Marietta Street/West Marietta Street in a more perpendicular fashion. Additionally, landscaping and hardscaping improvements are proposed along the project corridor to improve aesthetics. This project aims to provide a safe route for all methods of transportation along the Howell Mill Road Corridor.

I swear somebody was talking about this plot of land within the last couple weeks, either on here or elsewhere. Let me see if I can find it...

EDIT - I thought it was this, but the address is different [748 10th St vs 980 Howell Mill]. It's essentially the same plot of land though. Per jwbab a few pages back:

Letter of Inducement for Toll Brothers, Inc. (“Toll Brothers”):

Mr. Ryan Pratt of King & Spalding LLP and Mr. Steven Bates and Mr. Nicholas Immerman of Toll Brothers appeared in connection with the request for a letter of inducement for the issuance of $80,000,000 in revenue bonds for the development of a mixed-use project to be located at 980 Howell Mill Road in West Midtown. Mr. Bates stated that the project will be comprised of approximately 318 apartments units with 16,000 square feet of street front retail space. Mr. Bates informed the Authority that the land is currently vacant, underutilized and mostly unimproved. Currently, the vacant site makes for an unsightly block in the middle of a developing neighborhood. There are no sidewalks or sufficient street lighting currently on the site, which makes it a non-walkable and non-pedestrian friendly area. Mr. Bates explained that the project plans provide public improvements such as a new vibrant streetscape, thorough street lighting, sidewalks and extensive landscaping, bicycle parking racks, and additional street facing retail that will help further the urbanism of the Westside Corridor. Mr. Bates also informed the Authority that currently there is no storm water structure on site for drainage purposes. Mr. Bates explained that Toll Brothers, at its own cost, will install new infrastructure on the site in order to address drainage and flooding issues on the city streets. Overall, approximately 400 to 500 construction jobs, 8 permanent property management jobs, and 50 jobs retail jobs will be created as a result of the project. Mr. Bates confirmed that Toll Brothers has carefully evaluated Atlanta City Code Section 54-1(c) and will agree to reserve 10% of the total units available for rent to households having an income that does not exceed 60% of the area median income.

Upon questions from the Authority, Mr. Bates confirmed that approximately $3,000,000 in system and public improvements will be made. Mr. Bates also confirmed that Toll Brothers has reviewed the Authority’s MFBE policy and will work with their general contractor to make sure the participation requirements are satisfied. Mr. Nash recommended approval of the project subject to Toll Brothers’ commitment that the project will satisfy the requirements of the City of Atlanta with regard to set asides for workforce housing and the requirement of a land use restriction agreement with the City of Atlanta as set forth in the Atlanta City Code Section 54-1(c). Upon a
motion made by Mr. Hodge, which was seconded by Ms. Page, the Authority unanimously approved the letter of inducement for Toll Brothers.

805 Peachtree seems to be moving their parking so it's against the building instead of the Eviva site. Why? I have no idea, but it could be to make room...
