By my count there are now 45 buildings 15 storeys or over proposed or under construction in Downtown Hamilton.

A lot of them may not happen, but I would say at least 25 of them have a decent chance of happening.

There are currently 10 of them under construction, all 30+ storeys. Hamilton currently has three 30+ storey buildings downtown for comparison - so it will increase the number of tall buildings downtown by over 300%.

I’m aware of another 5 buildings or so gestating that will likely be applications soonish as well. I wouldn’t be surprised if the number goes past 50 next year, though Cobalt will finish soon and take two off the list.

There are a bunch of shorter buildings proposed and under construction as well, of course, and a bunch more 15+ storey projects outside of downtown.

Looks like it'll be part of the podium. These two images show it best:
(and there is red brick under that pukey-coloured paint)

I remember seeing on the general Canada construction thread that the Hamilton CMA actually has Ottawa’s CMA beat for high rise construction. And Hamilton proper was way ahead of Winnipeg or Quebec City. So, doing very respectably for its size.

Not surprising since Hamilton piggybacks off of Toronto's demand.

Ahh, I see. I was thrown off by the color and extra windows in the render that don't exist on the current building but it makes sense.

I'll have to read through the proposal or watch the DRP but I don't get how that's the heritage building at the bottom. Are they planning on recreating it or moving it backward from the street? In the renders and site plan it shows being a few mètres away from Ferguson, where as now the current building is right up against the sidewalk.

Yea - it's gotta be a rebuilt version of it as it's definitely been moved. Not the worst thing.

It's not uncommon to see heritage buildings taken apart and rebuilt.

The EY tower in Toronto completely demolished the original, 16-storey 1920's office building on the site and rebuilt it as a 14-storey version to match the modern floor-to-floor heights of the new building, for example.

The interior would likely be completely gutted anyway.
