There needs to be ratios of Apt/Condo on all the larger projects along All Major Corridors. Lamar, Congress, Burnet and Hwy 183. This would help provide more affordable/starter housing in this city. After a certain number of units in a project, the city should be allowed to mandate a certain percentage of units in the development as, "for sale units." I understand that on small projects this will kill development, however, the size of a lot of what has been built could have maybe 15% - 20% of the development as Condos. Stand alone or visually attached but separate entities. Maybe this is Pie-in-the-Sky...uhm...socialism think, especially here in TX. But entry level housing Is Not Being Built where it needs to be built! That is Undisputed.

That's flipping beautiful. It might be my new favorite project in Austin, until the 305 S. Congress PUD begins, of course.

Related Companies today announces two category defying, Class-A commercial office buildings in Austin, TX that will introduce a new class of luxury workspace to the City’s growing office market. Marked by Related’s signature amenity-driven design, hospitality services, and commitment to sustainability, One Ladybird Lake and 901 South Congress, will enhance Austin’s office environment to ensure the City’s growing roster of leading companies continually attract the nation’s top talent.

One Ladybird Lake, a joint venture partnership with Christopher Investment Company (CIC), will sit on 750 feet of downtown waterfront property, making it the first commercial office on the lake, and offering tenants one-of-a-kind access to the outdoors.

Designed by KPF, and developed in partnership with Austin-based Christopher Investments, the 15 story building will offer 475,000 sq. ft. of flexible, open plan commercial office space and 16,700 sq. ft. of retail space on the ground level. The building’s unique design will feature 4 large wrap-around terraces and a penthouse bar fostering collaboration indoors and out. Construction is expected to begin in late 2023 with an estimated grand opening in 2025.

Could you imagine the uproar this would have caused 10 years ago? The first time since The Hyatt itself that a building will be this close to the waterfront.

Don't get me wrong, I'm all for this, not only is it a gorgeous building (and green is my favorite color) but it looks to really improve in a major way the trail and looks like an interesting feature? I do have some questions zoomed in as to if they are planning a new boardwalk and is it 2 levels??? Also seems a bit stretched more than it really is from where the bridge is to the Hyatt.. Either way, it's much better than what is currently there.

The two level trail system is pretty sus. There are points of the lower trail that pass under the upper trail with near zero headroom. It might just be interpretation errors by the renderers though. I like that KPF included Waterline.

It appears 901 S Congress is that old house across from the Texas School for the Deaf.

Would not be surprised to see this building filled with media and media-related companies.

Facade is very similar to the new Disney HQ in NYC https://newyorkyimby.com/2022/08/dis...manhattan.html

This looks like it would be the most high-caliber boutique office space in the city by a good margin.

The parkspace looks a lot like the latest phase of the Hunters Point Park in Queens/LIC. Definitely some hometown inspiration for KPF in this project. Looks great!

Ooh, me likey!

Love the design, it's really beautiful, and those trail/shore improvements would be fantastic.

Love the green accents. You'd think there would be more of that in Austin.

I clearly have not been in my old neighborhood in a while...

Which makes me wonder, is Aussie's still in business?

It is. However, it's only a matter when (not if) it will be redeveloped.

Please, for the love of god... why would they waste this prime real estate with a mere 15-story building?! They should get inspiration from the new Google building and make this shit way taller.
