As detailed in the original Site Plan Control application, the proposed development is a nine-storey residential building with underground parking and rooftop amenity space. The building includes a stepback at the seventh storey and uses varying building materials, including brick and metal panelling, to provide visual interest and articulation. Vehicular access to the underground parking garage is to be provided at the west end of the building, as per the previous proposal, and bicycle parking will be mainly provided indoors within the parking garage, with nine spaces located outside. Amenity space is to be provided on the ground floor (gym and lounge), a common room on the ninth floor, a rooftop terrace, and private balconies. Waste management is internal to the building within the first level of the parking garage.
Strange that it even has a parking minimum. It seems to be just outside of Area Z in the Schedule 1A of the parking By-law:

I feel like that whole area should be within Area Z (Area Z applies to areas near LRT Stations, doesn't require any residential parking, and only 0.1 spaces/unit of visitor parking). If you look at that map there are a ton of examples where the Area Z no-parking policy doesn't apply to "existing mature (i.e. low-density) neighbourhoods", which is non-sensical.

This is by Emblem Developments, a new upstart builder out of Toronto that is moving quickly to build multiple projects across the province (Toronto, Hamilton, Mississauga, Ottawa).

Interesting. TC United must have sold their entire Robinson Village portfolio to them after securing all the development approvals.

I'm no city planner but I am a pedestrian and it seems pretty ridiculous to me that they would consider this area fit for pedestrian living. Its incredibly inaccessible, even by car, and winter access seems difficult without one. If there were a more direct connection to the Lees station say a tunnel or something I could see it but with how the infrastructure is currently I don't see it working.

I'm not sure that it is incredibly inaccessible, being within easy walking distance of the university. The pedestrian facilities could definitely be improved, but there have been some significant improvements to the Lees bridge over the 417 to the extent where it is decent to walk or bike over.

All they need is a simple set of stairs and a pedestrian crossing on the bridge right here. How that hasn't been done boggle my mind.

Very good point. I think people have made their wishes clear in terms of that hill. The pedestrian crossing is 100m up the street, so I don't think a crossing is really critical there.

100%. Even just stairs would be OK. There is a pedestrian crossing to the east, or you can cross at the entrance to the uOttawa campus.

There already is a ramp just to the right in the above picture (leading to the PXO). The stairs would be a shortcut to avoid the 300m detour (150 up the ramp, 150 back up the sidewalk).

I don't think stairs would end up being cleared of snow , the city would probably just close them as soon as the snow falls.

A short zig zag ramp up to the top would save about 100m of walking for people headed to the other side of the highway, and would probably be cleared, or at least be walkable in the winter.

Since the existing ramp is about 100m I'm assuming my example would require the same distance for that height of the bridge, but I don't know what the max gradient of walkways is.

That's sort iif what I was thinking as well, a zigzag ramp. Why just build stairs for the abled bodied but leave the long detour to those most vulnerable. I'd go as far as proposing stairs and an elevator (with the existing ramp as redundancy).

Zigzag ramp, if feasible, might be more appealing though, for various reasons.

Work starting on the 3rd floor.

I forgot how nice, the mid-rise density area around here is. I walked down Robinson and onto the path along the Rideau and snaked my way up into the south of Sandy Hill.

Wiggins Private seems like great neighborhood with good density and pedestrian walkability. One of the complexes despite only being a few floors had underground parking which is awesome.

Here is a bit of trivia.

TC United, that is developing this property, is owned by two guys who met in university and played hockey for the Gee-Gees.They started in real estate by buying a property while still students ,lived in it and rented out units to their hockey team mates.

They still go to games at times and are big supporters of their former team as you can see these days on the shoulder of the uOttawa hockey jerseys.
