Posted in the wrong thread a few days back. Past by the site on Saturday. Wood frame and particle board is up.

I was surprised by the fact it was a wood framed building, but after I checked the price, starting at $404,000 for 2 bedrooms and 2 bathrooms, it makes sense. Very affordable for Centretown, and Charlsfort!

there's a lot still unsold though. Realtor.ca has 14 units up and the charlesfort website has 11 as unreserved. (18 units total in the building). Not sure why there's a discrepancy there either.

I think the walk-up nature might be scaring people away.

The location and the overall design of this project suits that area of town. It will be nice to see what it looks like when it has the exterior fascias installed.

It's a nice in-fill project. It would be nice to see Gladstone gentrify a bit and become a better, more dense east-west connection between Elgin and Bronson. The section between Bank and Bronson currently is...blah.

The black windows are beautiful. those god-awful stairways though... ISSSSHHHH

They look like huge mechanical penthouses or AC units

That is terrible!! I would not expect such a blatant disregard of the original vision from Charlesfort. Very disappointed.

I live near this building and walk by it regularly. It is very hostile. I have always found Charlesfort projects to be very poorly integrated into the fabric of the city. There is a lot of disrespect to the urban environment in which they sit.

The price point for these units may have hinted to the fact that the material selection wasn't going to be stellar. My issue with the building is the lack of setback from the sidewalk as much as the metal slats that should have been glazing or possibly wood slats.

This is a real letdown. I was happy that this lot would be developed, though I wished they included some retail along the street. But instead of windows but having beige blinders for the staircases is really shitty. I don't think there's anything good about this project, and the street interaction is quite poor...

It's a very bizarre design. It always grabs my attention when I drive by, and not in a good way. The stairways look like ventilation towers for a data centre or hydro station or something along those lines.

Do you mean like a decorative privacy/ sun screens?
There's a building on O'Connor that has a decorative screen with concrete blocks:

Anything would be better than these louvres, I guess. If only they went with a better design from the beginning.

Wait, so is this a wall or are there windows? Or is it open to the elements?

If so, this isn't very practical for our climate... Rain and snow would likely seep in during winter/spring... I mean, I guess it's better than nothing, but why not just close it off?

This is the company that did the drawings according to the site plan documentation from the City... Buchan Lawton Parent – building envelope consulting engineers

Interesting notes on the plans...
-the stairwells are exterior exits clad in open fixed louvers with > 50% open air, therefore no fire alarm system required under OBC
-these are classified as stacked towns and exempt from barrier free requirements of OBC
