The office component of 510 Seymour, a new development by Serracan Properties, is 100 per cent committed. The bulk of the space will be occupied by Adler School of Professional Psychology with 30,500 square feet and Onlineshoes.com with 24,000 square feet.

wow!

Today, in Business In Vancouver:

Quote:
Serracan CEO Gino Nonni told BIV that his 82,000-square-foot Five Ten Seymour office development is about 95% pre-leased, and that he will launch construction early in 2015 after demolishing the current site in December.
And some new renderings from the building's website:

The exposed pipes and sprinkler heads reminds me of Telus Garden (although Telus Garden has services under the floors).
I wonder if this building has radiant heating in the slab - one of the reasons the slab is exposed (and not insulated behind false ceilings) in Telus Garden

I wonder what good/use a communal BBQ will have for a office tower.

The building Mechanical Systems is VRF. There is no radiant heating in the slab.

The slabs are exposed to take advantage of the 12 ft floor to floor and provide a more open concept space than a typically office building.

Ledcor has been awarded the project as General Contractor.

Ledcor and the Demolition team will be mobilizing to site the first week of January. Excavation is slated to start in April.

Demolition is proceeding slowly. I wonder if they are taking the time to salvage the old wood beams and other stuff.

Including the old intact bank safe in the basement. That sucker will need a crane to get hauled out.

I'm sure there's a bit of abatement work to do too. Always slows down the process.

Most of the abatement and interior demolition was completed last year.

The building is largely being hand demolished with the assistance of the small excavator because of how the foundation is constructed.

Demo Schedule is another 4-5 weeks.
