No updates since the 2 potential developers in July... Kellogg's announced closing down the street has make the area even less desirable I'd imagine. To think that Kellogg's plant will become what McCormick's is, an abandoned drug den, with squatters will help drive down property values around there too.

Well at least the place won't smell like cereal soon with Kellogs closing, maybe some condos or something will go there.

Successfully rehabbing vacant industrial sites in a slow-growth city with a pro-greenfield development council/city planners is a huge challenge. I hope something gets done, if only to staunch the gaping wound of abandoned/nearly abandoned sites in that part of town.

No question it is going to be a massive undertaking, that said I think it can be a successful development, I have to assume it will be residential in some capacity.

Maybe they should plan to attempt to transform that entire area with some unique loft style apartments along with Kellogs. Not a cheap "plan" but could be done if they want to take the risk.

A year after Sierra Construction of Woodstock purchased the old McCormick’s Beta Brands Cookie factory on Dundas Street East from the city for a $1, the company unveiled the first draft images of plans for the property.

They’ve applied to the Planning Department to develop the area into a new mixed use neighbourhood, complete with a seniors centre, townhouses, and apartment buildings.

They also want to build a mix of residential and office space inside the factory, preserving the front portion while rebuilding the rest.

It was abandoned in 2008, after the company failed to pay nearly $750,000 in taxes. Since it was shut down, it has been the target of vandals, illegal dumping, and an eye sore for people living nearby.

The proposal is still in the early stages, as city staff still need to comb over the application and schedule a community information meeting.

This is great.

I've always felt that old East was a diamond in the rough and it's finally getting the development it needs and the attention from the city it requires.

I am concerned however that the frontage along Dundas is not retail/commercial but rather set back. Am I looking at this wrong?

They will be utilizing the original structure from 1913 which runs along Dundas so yes that setback will remain the same.

I really hope this goes through sooner than later, would be a massive boost to the area.

10 years ago I would have said that but Old East seems to finally be on a roll so I think this will come to fruition and especially if it gets LRT or BRT.

The cynicism about this project launching is valid considering the general glut of PowerPoint skyscrapers currently infesting the city, however I was driving by the McCormick's developer's latest completed brownfield project the other day, and was quite impressed.

If this project can get past the opposition of locals who want the site to be turned into their own personal private greenspace then it stands a good chance of succeeding.

gah, fuck those neighbours...

They're morons who don't see the big picture. I always see bums and random cars parked in the lots, but dogs? Few. A few of the the neighbours keep the area nice, but damn, the ones who are complaining I don't ever see cleaning up

I really do not understand the opposition to this plan by people in the area. I would think literally anything would be better than a rotting old building where people go to get high, live, etc in?

Revitalizing this along with adding more housing could do wonders for the area, clean it up, and increase values.

Like I said earlier, it's the same group of people who see the tiny assed green space as a mecca for their shitty dogs to run and shit in... I never see these people in community get togethers, when the neighbours would shoot fireworks, etc...

NIMBY. All it is... The area already gets a decent amount of traffic up Ashland and Albany due to the TVDSB head office being there, not to mention all the other factories.

City tearing up road next to McCormicks

Major roadwork bordering on the site but nothing going on the property. Is this redevelopment going to happen?

Well another half a year has gone by and nothing has happened on this site. Don't know what Sierra is doing in all this time. Maybe they should be talking to both the Middlesex Health Unit and Children Museum folks since both are looking for new locations. The combination of residential, seniors, office, education and children would be a good fit for this property. The Thames Valley Public School board offices are practically next door as well.
