<rant>Well I know everyone complains about the real estate prices in this city, but this is getting out of hand. I was out looking at some of the condo projects around old west Austin yesterday, and experienced sticker shock first hand. I went to the Terrace Lofts (I think) near Enfield, and they had a converted apartment that was under 1200 sq ft for 365k!!!!!! To make things worse, said condo didn't even have washer / dryer connections and smelled like 1950s mold! While we were there, there was an older Austinite that was complaining that the high cost of real estate here was to be blamed on the people from California.</rant>

These older neighborhoods make Mueller look like a bargain in comparison. I visited the Mueller models also and was very surprised. Mueller is really nice and offers a lot of amenities for the money. I really liked all of the park land and greenbelt trails that are around the community. But the thing that really impressed me with Mueller is that every house has a large front patio, and is actually designed to encourage people to talk to their neighbors!

One thing that was particularly interesting was a David Weekly Row House that was staged for a young successful bachelor who was UT's #1 fan!

I don't think so. I believe it is one guy doing it. I can't remember his name right now. But he does happy faces too. They don't seem to correlate with any development/anti-development position. It's not outside the realm of possibilities, but I highly doubt it. I think it's just art for art's sake.

This is not a dig at you, but it shows the kind of expectations and change in the urban environment when we are calling Frost Bank "Old Frostie" when it was built 5 years ago.

It is lightly traveled now, but I mean when the shopping centers are actually open. You're right, I'm sure frontage roads will grant access to the parking lots too but it's something to consider.

There's not going to be a "shopping center". More like the Triangle, except probably with even less retail than they had.

^There are going to be a lot of people in Central Austin tomorrow. Nearly 100,000 in the stadium and ~65,000 at ACL. Speaking of ACL, they showed on the news just now (Fox7) their tower cam pointed towards Zilker. There's a laser light show at the concert. Curious, I went outside to see if I could see it, and actually did! I remember a few years ago when the Stones played at the park, I could hear the low rumble of the concert and saw the fireworks at the end of it from our backyard. I wanted to go to ACL this year, but I wasn't crazy about the lineup.

So uh, if they ever get the old control tower fixed up and turned into an observation tower, there will be some decent views.

Def. did not happen with ACL, the students are still not showing up for the games, their sections have been half empty all year.

I imagine the Mizzou game will be packed full and have a chance at greater than 100K especially if we beat OU.

Part of the problem getting over 100K is that the concession stands/clubs/etc on the new North endzone upperdecks are mostly not open, and the people working those count towards the attendance.

Doesn't matter if those stands are empty. The tickets were distributed - so the attendance counts. What they do is count tickets sold, then count the people in the stadium without a ticket, and add them.

With all of the upheaval in the credit/finance world, has anyone heard of delays or cancellations regarding the Seaholm District development?

It seems to have just dropped off the radar.

Since the bill did not pass today, credit lines will cease to be issued for Construction in Progress. Expect a lot of projects to be temporarlly suspenden until (if) this financial crisis ever gets dealt with.
Everybody is now at risk of not getting their paychecks. Think about it!

I thought about it. How is today different than last week? They didn't have $700bil then, and they don't have it now. Some banks will fail, some projects will fail. The strongest will survive and eventually the economy will be rebuilt. It's pay now, or pay later.

But, back on topic -- those old tower pics are strange! Looks like one of those old 110 film cameras, you'd expect the picture to show the skyline in like 1984... And that pic of the tower inside, hey, that's a move-in ready apartment! Butcher block counters, stainless steel sink & fixtures, pendant lighting... and a city view.
