Anyone have details on the proposed mix-use development at 13th & Elphinstone? Better yet, did anyone attend the open house?

^Anyone know what's happening with 13th and Retallack? There was that proposal for mixed use or an all Condo development a while back now.

Does anyone know what's going up right beside the Mr Lube on Harbour Landing Dr? Looks like a drive thru of sorts, it's actually attached to Mr Lube

How far back? I actually made some inquiries on that piece of land about 18 months ago. I was surprised nobody had ever developed anything there, very attractive location in my opinion.

I was under the assumption that this was just more bays for Mr. Lube due to it being a very busy location and not having enough bays to keep up with demand.

I also thought it was just additional bays for Mr. Lube, but the addition appears to have a drive-thru take out window. So who knows what that means.

I went to the open house for the 13th& Elphinstone development as I live across Elphinstone St. from the proposal. I thought it was to be a condo development, but it is 29 rental units with underground parking. They are going to demolish the house directly behind the proposal for, I think they said 10 surface parking spots( probably visitor parking). Of course our left- leaning Cathedral community has all the standard bitches about the proposal, but I'm all for it, it is certainly an improvement over the shabby looking row of retail that is going to be demolished to make room for the development. Also the woman whose house is to be demolished sold her property to the developers with the stipulation she gets to live in the house as long as she lives. ( She is in her early 90's) There is to be retail on the first floor.

I live in the area as well. I find the architecture, especially the retail level to be extremely wanting. It's stale and uninteresting.

Yet, I fully support the development. It's exactly what 13th Ave needs. Ultimately 13th should be lined in walkable, mixed-use buildings.

But yes, listening to the Cathedral crowd is infuriating. They are literally the definition of NIMBYs, saying they like density, just not there.

Anyone know what's going in on the corner of University Park Drive and Vic East at the former Turbo gas station? A construction company has a sign on the fencing. Looks like works being done.

Someone said it was a Shell (they own Turbo)

Forgive me if this has been brought up recently (I haven't followed the boards as closely as usual), but does anyone know what's happening at Victoria and McAra (just south of the Hungarian Club)? Saw some activity going on there this morning.

Don't know but that is another brownfield former gas station. I sure hope it gets developed.

It's been fenced off for weeks now. Hopefully, whatever that's going in there will help spruce up Victoria Avenue east.

The Cathedral crowd (not all - but a vocal many) need to pull their heads out of the sand. Development - if well-planned, and in-keeping with the neighbourhood - is a good thing. They need only look to their counterpart areas across Canada - the ones that are thriving have a walkable mix of retail & residential, and typically feature mixed-use developments with retail at ground-level, and residential above.

Take a look at Ottawa's Glebe & Westboro on Google Maps... they aren't stuck at a point in time, never able to develop or move forward. BUT City Council/Planning Dept considers development in these areas differently than they do in other parts of the city, because they recognize the importance of their historical character. Of course, influential developers manage to sneak in questionable projects periodically, but by & large, the City carries a large stick & is very comfortable using it to protect these neighbourhoods.

I noticed a 2nd Home Suites truck parked on Albert next to the long-delayed, much mocked Albert/Parliament hotel development.

I know the plan has been for a Fairfield branded hotel - has 2nd Home always been involved in the project? Or are they a new addition? (seems an odd location to simply park their truck, if they're not involved with it at all).

According to their website, 2nd Home is owned by PR Investments (founded by Tim & Wade Probe). The Leader-Post indicated in August that a numbered company owned by Shin Chair was the primary investor in the project.

I thought it had been owned by a Winnipeg group that owns the Fairfield in Winnipeg.

Yeah - that's why it struck me as odd. There's no good reason for the truck to park on Albert, if they weren't on the construction site (plenty of parking lots around, if they were at a neighbouring business). Perhaps they're just friends with the owner, or they moonlight doing construction, or something else...

The Leader-Post mentioned 101004105 Saskatchewan Ltd. as the developer in August.
