Here's the rendering from your link. There's plenty of room in this corner of downtown for development with no CVCs. It just needs to be rezoned as CBD.

Looks like a cross between Bowie, Google Tower, JW, Fairmont, 3rd and Shoal, 6th and Colorado, Westin, and Aloft.

its really a a shame the current building could not be repurposed. It's a really cool warehouse and offices that use to be a plumbing business. Its has a great back courtyard.
Would have been a cool "AGBG" or something like that.
Missed opportunity for a great spot to replace Dog and Duck in this area.

Full disclosure : Yes....it also kills some of my remaining view of the green of the hills.
I'll make sure to document as it happens.
IT IS A RISK YOU TAKE DOWNTOWN.... I fully understand that.
I know so many of you on here have little to no empathy for views going away.
It's a shame really. Maybe one day that will be you and your "view" will change. ( see what I did there?!)

So for those of us who where downtown pioneers and not just observers....I continue to hope for a unique urban combination of high and low development that defies the need of tall for tall's sake. It's why I fight for the warehouse district. It's why I fight for Rainey to not be all high-rise.

Back to the neighborhood: We know that the block bounded by 17/18/SA and Guadalupe will be a very tall full block..( a Dallas developer owns it and is waiting for right move) It would have been a better balance to the houses to the west ( zoning changes at SA st.) To have kept the cool 40s warehouse as a restaurant / bar. A far more interesting use, reuse, texture...vibe.

Things I'm happy about: it wasn't cheap ass Student housing like at 18t and Grad. That's better for property value.
It will have ground level retail... that's good for the hood. It's not totally ugly. Part of the new generic.... but not ugly.
Office space in this area ( along with the new Marriott) pushes back against the University and student intrusion across the CBD line.
Those are all positives.

But hey, what do I know.... I only live in the neighborhood and invested here.

I fully agree! I live the block over and I've always envisioned it being a really cool bar. You could enter through the garage door and enter a huge outdoor area with tables and games. Shame it's just going to get torn down.

Hmm, that design is very so-so. It just looks generic to me. Not that it looks bad really, but I can think of a handful of buildings that resemble it. 5th & Colorado, IBC Bank Plaza. It just looks suburban. That "foggy" rendering makes it look like it would be more at home in the Domain than in downtown. I'm not even into the idea of much more height in that area of downtown - I think ~200 to 250 feet is fine, but I would hope the designs step it up a little since it tends to be kind of a meh area architecturally. There are a few standouts there (notably the Cambridge Tower, but most are just big brown boxes. I just think that area of downtown could use some help in creating a style of its own distinct from the rest of downtown.

I call it "new modern generic".... it's design by available materials.
Safe... as you said...not ugly.
Just not worthy.

I agree about it being bland. Its sad that developers think more about what will line their pockets rather than consider the existing potential use of the property and it's benefit to the surrounding neighborhood before bulldozing it over. It's not that office shouldn't be built in that area but pick a property that has nothing worth preserving. It seems like these developers pick really cool properties with a ton of potential uses as they are, but rather than incorporating those features they get rid them.

Been hoping that would be condos or hotel.

Chameleon seems to develop restaurants rather than hotels (Swift's Attic, Wu Chow) -- very curious to see what that means for them.

Lots of hotel action on that strip of MLK -- with Hotel Ella, the Autograph/AC, the ATT Center, and now possibly this Chameleon place.

yes... I hope that's them... I stalked their page, they have commercial properties, but I couldn't find any thing about hotel plans.
Those folks would produce a cool hotel !

They started to put up the walls last Monday. This is going up really fast. Its suppose to open next spring. Drove by the Domain today. The cranes at the north end look very imposing. I have to say, I'm a fan of the Domain. It just needs to get more height. Clubtokyo, it seems you get into the northern parts of Pflugerville and can take photos...really, really large ones I might add...the Parmer / I35 intersection area is a pretty good spot for getting a good angle of the Domain, if you happen to run by there.

In an Odd turn. A construction company fence at 410 west 18th is down again.
I say again, because a few weeks ago a fence went up.
Then it came down.
earlier this week a fence went up ( same construction company)
And now it's down again.

???????

Is this 1115 Barton Springs actually going to be built. It has been on the radar screen from time to time for a long time. Does anybody know the actual status of this proposal. The illustrations are very attractive.
