It's both; the proximity to the airport is one factor, and the soil conditions is another factor. That's why most of the parking in Richmond is built above grade. Single house's also do not have any basements. Only underground parking I know of that exists in Richmond is the Ora development by the Oval, which only consists of one level of parking for the retail component of that building.

Mandarin Residences, the building that was built right next to Brighouse Stn, also has 1 lvl of underground parking.

There is a very interesting infill development proposed for the Lougheed Village site in the Lougheed Town Centre area of Burnaby. It would add 602 rental units to an area which is essentially in perpetual no-vacancy. From this City of Burnaby document - https://burnaby.civicweb.net/filepro...?preview=16948 (30 mb). The proposal includes:

• demolishing the second storey of the existing commercial building on the site (approximately 23,300 sq.ft. of the 46,913 sq.ft. total commercial floor area);
• adding a new 8-storey purpose-built rental apartment building above the first storey of the existing commercial building on the site;
• developing a new 36-storey purpose-built rental apartment building in the south end of the site;
• developing a new 22-storey purpose-built rental apartment building in the northeast comer of the site;
• developing a new 3-storey townhouse building for purpose-built rental in the southeast comer of the site;
• converting the penthouse units on the upper storeys of the two existing 25-storey apartment buildings into multiple smaller purpose-built rental units; and,
• expanding the mezzanine levels on the second storey of the two existing 25-storey apartment buildings for additional purpose-built rental units.
I made a super quick map to make things a bit easier to understand for those unfamiliar with the area.


RED = Existing 25-storey towers.
YELLOW = Existing 9-storey buildings.
DARK BLUE = Proposed 36-storey tower.
LIGHT BLUE = Proposed 22-storey tower.
PURPLE = Proposed 8-storey mid-rise.

The popular pub and fitness centre would remain. Remarkably, the current FAR for the site is just 1.88. That would be bumped up to 3.60 with all of these additions.

I don't know if it's for political reasons or the guy is completely out of touch with the real estate market in Vancouver, but I would suggest that that mall parking lot could be built out in 25 to 30 years.

If, god forbid, I was forced to live in a suburb, I would choose Coquitlam Centre. I would rank it above Lougheed (which of course has its own grand plan), or even Brentwood. It's the most scenic suburb and has excellent transit options (only 30 minutes to downtown).

Great Canadian Gaming are proposing an amendment to their current zoning allowance for the Hard Rock Casino site. Basically they would like to add a plaza to the site in conjunction with the planned hotel. The plaza would be located on the northern half of the current surface parking lot.

the best western on north road in coquitlam will be getting replaced with 4 to 5 highrises in a few years. That should be interesting

Based on a few hints such as the topography, where the lane bisects the property, and the massing of surrounding buildings I'm guessing that this is a redevelopment of the Royal Towers at Royal Ave and 6th Street. I think I see subtle references in the podium design as well. Time will tell if I'll eat my words on this prediction. See for yourself:

Royal Towers was recently renovated plus the poster replied it's not. The feed also says it's across from the skytrain station and hinted near New West station.

Thanks! Maybe it's a new/rejigged proposal for 813 Carnarvon Street (currently a gravel dog park).

My guess is that the shorter building in the foreground would be the non-market portion with the market tower behind.

I think your guess is right. The park behind aligns with this as well. Some of it is the Chinese Benevolent Society lands, given to the city for park space. This said, I've clearly been wrong with strongly held guesses before!

Interesting. I guess the same could be said for the TD on the corner of No.3 and Granville. Whole new building with surface parking lot just for one commercial business.
