49 Storey tower across from Burquitlam station!

Marcon and Kevington Building Corp. have jointly filed an application consolidate and rezone a group of lots located at 559, 567, 571, 577 and 581 Clarke Road from CS-l Service Commercial and CS-2 Limited Commercial to C-7 Transit Village Commercial to allow a new highrise condo and rental residential development. The combined site is 76,922 SF in size.

The proposal is being made under the policies in the Burquitlam Neighbourhood Plan and envisions development of transit-oriented and supportive residential density in close proximity to the Burquitlam Evergreen Line Station, which is across the street.

The development proposal includes:

- a 49-storey condo tower with 364 units
- a 15-storey rental tower with 101 units
- commercial retail units fronting Clarke Road
- total combined density of 5.43 FSR
- underground parking accessed from the lane
- 620 total parking spaces
- a $576,914 CAC + $6.9 Million in contributions to public amenities

Because Burquitlam is on top of a ridge, the new 20-30 floor towers look massive, I can't imagine what a ~50 floor tower would look like there

Thanks for posting. I've been looking for renders for this project for so long, it's nice to finally have some. I didn't realize that one of the properties along Clarke Road would be orphaned, but in the application they've modelled how a slim tower can still be squeezed in there.

Small urban park to be built on the south/western property. For those who don't know, there was a new traffic light installed on Clarke Road just north of Burquitlam Station. Eventually this will be for a new street intersecting Clarke (shown in pic).

Vancouver is awesome. There are no other cities in North America (correct me if I'm wrong) that has tall towers outside the downtown. Even outside a town centre!
I wonder how tall Richmond could go if it wasn't build on sand.

Probably still not much higher, considering how close it is to the airport.

And there are definitely a number of cities with tall towers outside the downtown. There are many I'm probably unaware of, but Toronto and New York City immediately come to mind. Seattle and Miami too.

The bay area (S.F., Oakland, San Jose, etc.) and Los Angeles come to mind too, but on a much more wide spread area. Buildings are also not nearly as tall.

You mean Burnaby? If it were Vancouver, nothing will happen there.

Toronto's got a few towers outside of the downtown core.

Some pics I took last week of the two towers going up across the street from the City of Lougheed development. These are on the Coquitlam side of North Road.

First is Onni's Brookmere. The crane is for the other tower (bottom pic).


The parkade is huge for a medium-sized tower (29 floors). I expect a crane to go up any day now:


They are nearing grade at Square Nine's 18-storey Union development.

This is a bit premature at this point. Can't we just call it Lougheed Mall (or Lougheed Town Centre if you must) for now, until something is approved by Burnaby council or perhaps until ground is broken?
