I haven't found any thread about it so I'll ask here.

Are there any big plans for Coquitlam Town Center akin to Brentwood and Lougheed?

The mall has an incredible amount of surface parking and is served by two Evergreen Line stations.

Coquitlam Centre is owned by Morguard.

Shape Properties seems to be the most aggressive in developing transit-oriented development.

That said, Morguard contributed cash to the construction of Lincoln Station, and it also owns Burquitlam Plaza and Uptown Centre (Victoria).

Don't know if this has been posted, but the development on Elmbridge and Gilbert (in front of Rona) has signs posted with the developments name; Cascade City. http://landaglobal.com/projects/upcoming/cascade-city/
Pretty excited for this project as it is quite unique. Not the typical Richmond cookie-cuter 10-15 story development. Gives me hope that short and stubby does not immediately mean unoriginal and bland.

Grabbed a shot of the ever evolving Tri Cities clusters last week from the plane. Port Moody and Coquitlam starting to look pretty good from above.

Still a lot of land in the foreground of Coquitlam to develop though.

Virtually all of the forested land in that photo, especially below the mountain/urban divide, is parkland. This area is like almost all others in the region: redevelopment is what will provide the opportunities.
There are sizable portions of land on the mid slopes of the mountain bases that are open for development or are undergoing development now. We are doing a project in the ALR right where the Burke Mountain forest meets the flat farmland between the mountain and the Pitt River. There is no land for development along there either.

I was thinking in front of the cluster of high-rises, which I know is Coquitlam Centre, but it sure seems ripe for densification from 10,000 feet.

It's got a huge amount of surface parking that could be redeveloped. That site alone could probably house 10,000 people.

I measured using Google Maps and the main mall site has 1.6 million square feet of surface parking. Across the street at the Chrysler dealership there's another 500,000 square feet of almost empty lots. And the lots bound by Lougheed/Pinetree/Lincoln/Westwood have another 1.5 million square feet of usable space.

At just a 3 FSR across this area (and not even touching the existing mall) that's about 11 million square feet of buildable area. Take 70% of that for residential, and you could build 7,700 units of 1000 square feet each.
