- matching the heritage side with a modernist block but not overpowering it and with good separation.

Yeah just what i was thinking! Looking at the IDS realty website now, the renders are a bit different. The ones on IDS don't show the brick on the new section but the addition of ugly yellow painted sections. I reeeeaaallly hope the buzz buzz article has the updated final renders!

It should probably get it's own thread now I missed the part about the hotel getting nixed. That's the second hotel proposal to be nixed in DT-NW after the one at Plaza 88. Hopefully there's one in the making somewhere. Still lots of underutilized crummy properties in DT-NW for future development.

^Woah, the Coquitlam project is unexpected. That's the strip mall with the H-Mart; it's always super busy there. I hope they manage to keep as many of the Korean businesses as possible. Looking forward to seeing what's planned.

Thanks. Seems like they are planning the same density regardless of the number of towers. If they are, then a two-tower scheme means they will either be taller or fatter. IMO it would be a disaster to have a couple of fat towers in that location, blocking the sun from reaching downtown...

They also mentioned "landmark" architecture. Given the mayor's comments about the importance of this site and needing to get this right, I'm optimistic for what's to come.

Some new info regarding Cressey's King's Crossing development at Kingsway & Edmonds. They've added a bit of height (not extra floors) to each of the towers. Also, they're asking for an extra floor of office space:

slightly increase the floor plate of the office building and add an additional level, increasing office floor space to 7,918 m^ (85,226 sq.ft.). As there has been some interest from post-secondary institutions in locating within the office building, the applicant is also proposing that the P6 Regional Institutional District be included in the CD zoning guidelines.

^Note the curving road along the southern frontage. That's currently an intersection where you have to turn left from Douglas Road onto Goring Street. As I noted in an earlier post (pic below), Dawson/Douglas/Goring will eventually become a single through road parallel to Lougheed. The current Douglas Road rail crossing will also eventually be closed so you will need to make a right turn to continue along Douglas for now.

319 North Road is the Best Western site south of the old shopping center with the H mart. I also clearly remember the best western site had a redevelopment proposal some 10 years ago and nothing happened of that. Next to the highway depending on how the real estate market fares may prove again to be too difficult to move forward on.

Specifically, the amendment would permit the subsequent subdivision and rezoning of the subject site, 319 North Road, to permit two residential towers of 24 and 28 storeys at the eastern edge of the site, with four storey stacked townhouse developments along the Delestre Avenue frontage. The proposal also includes the redevelopment of the existing hotel to include a 29 storey hotel, four storey mixed use buildings and a 14 storey live-work building fronting North Road, for a total of 407 new residential units (including 110 hotel/residential and live/work units).. The overall density of the proposed commercial and residential development is 3.0 on this 5.3 acre site.

Thanks for the info - really excited for King's Crossing to take shape. Nice to see the addition of proposed commercial space rather than deletion.
