Thanks for the info missbailey - with the podium, I guess this will give Shangri-La (@ 642 ft?) a run for tallest in the region?

And Altus will be #4 at 183.6M.

Quite interesting that Brentwood will have 2 of the 4 tallest towers in metro-Vancouver, never saw that coming... and possibly more with phase 2 of this development.

I was on the board of a condo association years ago. There is a certain bias that exists among some.

What I find interesting in comparison of Saskatchewan to BC. In Saskatchewan you can not restrict the ability of an owner to rent a condo out. It BC it is legal to restrict rentals.

From the Solo District thread, Altus will be 187.9m (616.33ft) from the residential lobby to the spire. Will be interesting to see if they try to exceed that with the next tower.

For the Solo District project all of the residential density is spoken for. altus is the tallest at 49 (55 equivalent) floors, Stratus 45, Cirrus 38 and Aerius 43. The only way to get more height would be to build more office under the next phases. Don't think North Burnaby is ready for that much office.

They couldn't call them a 2 bedroom if it one was a den. I believe that junior 2 bedrooms are just smaller units usually with fewer bathrooms as well.

I've seem sometimes juniors also being regular size rooms but without closets.

I really am seeing Brentwood as becoming a really awesome place to live for UBC students and those working along the Broadway stretch if (when) the Broadway SkyTrain extension is built. No transfer, straight shot, looking good for North Burnaby. Would expect more of these projects to happen and honestly the area could rival Metrotown eventually.

Burnaby is actually well situation region and geography wise given the fact if you want to get anywhere East from Vancouver, you have to pretty much go through Burnaby.

I think the day-1 sell outs are a thing of the past now. I think Marine Gateway was the last tower to sell out on day one (correct me if I'm wrong).

I know a lot of developers will say stuff like "first release sold out in 1 day!". The catch is "first release" doesn't mean phase 1 and is usually like first 200/350 units.

if I buy the 2-bedroom unit for my own usage for the next 15 years after the completion of the building, would that be a good purchase?

If you can afford it and don't mind construction/traffic noise it's probably a good investment. It'll be easy to rent out at worst case.

I always wonder though... Who are the target renters in Brentwood?? I think Metrotown and downtown will be the popular areas for people to rent. I'm actually a bit nervous about the ability to rent out properties in Brentwood.

Skytrain station=easy renting. It's a great central location, better than Metrotown.

Renting out in the Brentwood area generally is easy. Renting out a condo in a building that already has 27 full stories of rental housing...I don't know about that.

^ That's an interesting observation. We don't have too many combination rental-condo buildings. I wonder how the investor owners are faring in the rental market in the handful of towers that do have both. My sense is that they aren't having too much difficulty. The size, amenities, and level of finishing of a condo are likely higher in most of the hybrid buildings, so they are aimed a different segment of the rental market. Regarding who will rent them, there is a big mass of employment in the near vicinity of Brentwood, not to mention along the Millennium Line in the Rupert, Renfrew station districts. Plus one day the Millennium Line will extend west to UBC and everything along that corridor becomes a one-seat ride from Brentwood, not to mention its connectivity to downtown/Richmond/Expo Line corridor with only a single transfer.
