Very dramatic price jump from 2 bed to 3bed.

2 beds start at $382,900
3 beds start at $916,900

Granted the 3 beds are promised to be of generous size, over 1400 sq/ft with an additional 230 sq/ft of outdoor space.

Could be that the 3 beds are all penthouses or subpenthouses, and the 2 beds start all the way down on the first condo floor (still high up, above the rental units).

The renders also show the tower being pretty consistent all the way up - i.e. no thicker/taller floor to indicate a transfer slab / floor part way up the tower (although - shouldn't there be one for the rental to condo transition?)

You're correct, 3 beds start at floor 57, 2 beds start at floor 33 - the first non-rental floor.

Looks like everything will be >$500/sqft. I guess that's okay considering 33rd is penthouse territory for many of the surrounding towers. I'll wait to see floorplans, features and finishes before I make a judgement call on this one.

Previews are Sat. 26th at noon at Brentwood Mall.

What's the premium per floor these days?
About $5,000? x 24 floors difference => $120,000 on account of the elevation alone.

Depends on the project and location, it's not unusual to see a $10K-15K per floor jump at pre-sales for larger units with much bigger jumps if a view opens up.

This is the unit breakdown from the Burnaby rezoning minutes dated January 27, 2014

Rental 300 units;
125 – 1 bedroom 539 – 557 sf
75 – 1 bedroom + den 622 – 686 sf
75 – 2 bedroom 881 – 1429 sf
25 – 2 bedroom + den 911 sf


Strata condos 291;
105 – 1 bedroom 539 – 557 sf
75 – 1 bedroom + den 622 – 686 sf
79 – 2 bedroom 881 – 1429 sf
29 – 2 bedroom + den 881 – 1429 sf
3 – 3 bedroom 1723 – 2819 sf

Thanks for the info.

jb1969's list shows that the floorplates will likely be the same for the rental floors as for the condo floors,
given the same square footages for the units.
I wonder how that'll impact the renting of the condo units since it would provide a direct comparitor.

Website has been updated, some interior pictures and more details on amenities.

Floorplans are still greyed out with a "coming soon" badge as of writing this.

^Thanks. The more I see of this development the more I like it. The only concern I have is the mention of only 3 elevators per building. Shouldn't they have at least 4 ? I know somebody who lives in the 501 downtown and at less than half the height of these Brentwood towers, with 3 elevators there is still sometimes a bit of a wait.

I've been doing work for this building and have seen the floor plans, so I might be able to answer a few questions.

I'm not at work right now, so the level numbering might be slightly off because I can't quite remember exactly, but it's pretty close.

The rental units are on levels 1 to 25 and the strata condos go from levels 26 to 53. Levels 54,55 are mechanical/roof levels

The floor plates are the same from levels 1-28, then there is a slight change at level 29, when the rental elevator disappears and the units next to the core get bigger. Level 29 to 46 are again typical. Floorplate changes again from 47-51. There are 3 penthouse units on level 52, 2 of which are also on level 53.

As for the elevators, there are 6. The rental portion has its own set of 3 and the strata has its own separate set of 3. They do not share elevators.

Yeah, why would someone who is buying want to share an elevator with someone who is only renting. If only they could prevent people buying from renting out their apartments. Those filthy renters will be everywhere.

Any word on the tower heights? There's obviously some floor numbering mumbo jumbo if you're saying it ends at levels 54/55 mechanical and they are advertising penthouses starting at 61.

I will check the section plans for the height when I'm at work on Monday.

I know that it initially was at 60 something levels when we put our bid in, but when I received the floor plans last month, they had scaled it down to 55

A few more things to note, there are no 'eliminated' levels. 4,13,14,24 etc are all included. What is being called Level 1 for the suites is actually more like level 5 because there are 3 podium levels and 1 amenity level. But those levels are being given different names.

And for the life of me, I can't remember if there are 4 parking levels, or 5.

I suspect it probably has more to do with who pays for the elevator insurance maintenance than any attempt to create a class structure between renters and owners.

I was off by one level, penthouses are on level 51/52 and mechanical/roof are 53/54

The height from the L1 lobby entrance to the top of the mechanical parapet is 186.5m (611'10")

I know, but I was remembering a stand-up comedian that I saw performing in the Comedy Mix few weeks ago. Hilarious stuff of buyers vs. renters.
