As someone who is very close with my brothers and family and whose wife is very close with her siblings and family, and who keeps close friends who have the same strong honorable bonds with their families I have to call you out on this. I think to try and use schematics and say she should be completely ignored and not considered to a extent a willing accessory and beneficiary that knew very well what was happening is a cop out. The onus should be on her to prove her innocence, such as say her father disowning her. But I am sure that is not the case. This was like often is the case a family operation, and she was the main beneficiary of it all as tends to be the case with children in these circumstances. Her father no matter what happens will sleep well at night knowing his offspring won. Don't for a second think she is innocent.

I agree that the development should not be helped by the city of Richmond while its under the current ownership and there should be a effort to force them to sell, preferably at a disadvantage so as to derive minimum profits from the sale. Might not be a bad law to pass to prevent municipal governments from dealing with developers who have ties to organzied crime or are under investigation. Not sure the logistics and I am sure it would not turn out as heavy handed as I would like but something along those lines.

Preliminary plans show 171 residential units to be spread throughout six buildings ranging in height from two to nine storeys and with floor plans varying from one bedroom to three bedrooms. If approved, the project would be the largest private development in the history of Horseshoe Bay, now primarily known for its BC Ferries terminal.

“We are in our final weeks of documentation with the District of West Vancouver,” Sewell said April 18.

“We are currently refining the design with the District staff and expect reports to go to Council in mid-to-late May and be in front of Council for a public hearing in June. Should the proposal be well received by Council, the team expects formal marketing to start in late July and construction to start in the fall.”

Sewell’s has partnered with Vancouver-based developer Westbank Projects Corp. and architect Paul Merrick for the project. Westbank is behind such well-known projects as the Shangri-La and the Fairmont Pacific Rim hotels in Vancouver, while Merrick is known for West Coast modern style designs.

People will hate Horseshoe Bay changing, but I like it! It looks great for that corner of town.

A shot of Richmond I took today. It seems to fly under the radar but there is lots under construction currently.

It's great to see this property finally getting redeveloped after more then 25 years in the process. I lived in the 70's towers next door almost 10 years ago and I had complained to the city about cleaning up the debris on the property and demolishing the last vacant house. There's still the larger empty lot just to the south of this but I believe it's owned by the same developer so it may get redeveloped once this is complete.

I grew up out that way, and remember it from childhood, playing on the swings, shopping at the little store at Sewell's. I know change is necessary, but it can be a sad thing, too.

went for a drive and up at burke mountain, wow that place has changed in 4 years, there are some new retail buildings, shoppers drug mart, 7-11, subway etc. at david and coast meridian

Here's a render I hadn't seen before of Novare, which is the rental building under construction in New West, at Sixth & Carnarvon (kitty-corner from the Brick & Mortar furniture store). Nice to see a more human scale towards the intersection.

There's absolutely no chance that Novare will turn good-looking. Good to see more rental, though.

I'm somewhat surprised to see this project moving forward so quickly (located at the NW corner of Lougheed & Blue Mountain). There is now a billboard up on the site, as well as a new website: http://montbleu.ca/

It's now called Mont Bleu. If you search for it on Google, you can find preliminary drawings for the project...

EDIT - One of the partners in the project, Newgen Group, appears to have been behind D'Corize in Surrey.
