They look digital! kind of look like they are coming apart in a sci fi way. I am doing a poor job trying to describe this...thankyou for the post. These look very nice.

Interesting, thanks officedweller! That site seriously needed more density then was originally planned. Here's a map I edited:



The master plan had one 26-storey tower with a couple small low-rises (partially hidden by the "approved" marking. This looks to be much more suitable to such a transit-friendly location.

Does anyone know who owns the piece of land uphill to the east (below the "Ioco Rd" label)?

I believe the Arno Matis concept towers were created for the additional density plan, which was shot-down by Port Moody city council (sigh); so they will likely never see the light of day unless Onni decides to re-apply. The rejected plan also called for a hotel in place of the 9-storey office block.

Decisions like that from Port Moody council make a pretty good case for getting amalgamated into Coquitlam.

On another note, I'm surprised Onni worked with Arno Matis. When they inherited Northwest from Wesgroup, they dropped the similarly high-end Walter Francl in favor of their usual IBI.

A couple more small bits of info for developments in Coquitlam:

The first official proposal for a high-rise in Maillardville has been submitted. There are renders for two others called Maillardville Towns across from Mackin Park. But there is no official application that I've seen for those. Anyway the proposal is for a 21-storey tower. Address is 837 Lougheed Highway, at the intersection with Blue Mountain Street. That's the northwestern-most tower shown in the neighbourhood plan:

There's another proposal for a 20-storey tower at 1175 Pipeline Road. That's at the eastern end of Glen Drive, in downtown Coquitlam. Personally I'd rather see the empty and SFH lots redeveloped before the more affordable low-rises. Location below:

Finally Marcon had proposed two towers in Burquitlam across the lane from Beedie's Crown tower (along Clarke between Crown and Como Lake). They were supposed to be 31- and 13-storeys. But there was no news on that for a while. Well now it looks like they've aquired one more lot to the west at 559 Clarke Road and reapplied for two larger towers. One is a rental tower at 14 storeys. The other is a condo tower, but at 49 storeys. I feel like that's gotta be a typo or something lol. But if not, that'll be one hell of a view from up top.

Here's the location on Google Maps. I believe they now own from 559 to the intersection with Como Lake Avenue. There is supposed to be a road running through the site at 559 to the laneway (and the Crown tower) behind.

If there's that much development planned for Maillardville - and Blue Mountain Road - does that nix the idea that Blue Mountain will get a big interchange (to replace Brunette) on the TCH?

First time I've heard of that.. I don't expect much of it to happen, though. The Blue Mountain / Austin Ave area is chock full of NIMBYs.

That seems to be the case, as in that it has been rumored that the province is going to unveil a plan soon of a major upgrade of the Brunette interchange (this may even be done in coalition with the local communities, maybe...)

Maillardville getting towers makes me feel really old. I went to Cape Horn Elementary for a year and they didn't even have all those big box stores to the south back then.

What's going to pull buyers to buy towers in Maillardville? There is no draw and no rapid transit. Whoever is proposing to build towers here better be prepared to sell them cheap cheap. North road corridor/Lougheed Mall/Burquitlam will perform much better than here imo.

Braid Station isn't very far away, especially if/when the province replaces the Brunette interchange.

Thanks for the updates! Agreed re: developing the decrepit, very low density SFHs first, but those are actually in the City of Poco - which is so allergic to towers in that area that not only have they not zoned for them, they wrote angry letters to Coquitlam's council over the 1123 Westwood tower nearing completion.

Is Poco totally allergic to towers everywhere or just in that area?

Here is an update from the Burquitlam area. I took these pics last week.

First is Beedie's Crown tower, which seems to be inching along. To the right is The Victoria. In the distance is Uptown.


A couple shots of Bosa's Uptown, which is moving along at a good pace.








From left to right (or east to west) is Como by Urban Current Developments, then Emerson and then Georgia, both by Mosaic. And then Uptown again.


Small pano of the south side of Como Lake Avenue, showing the above developments.


A townhouse development called Nest, by Aquila.


Here is Regan's Walk, from Marcon. In behind is Uptown again.


Another two townhouse developments. The closer one I forget the name. But further down the street is Springbank's Bloom.


Another view of Bloom. I think this was the first of the new developments in the area.


Under construction is another development by Springbank. This one is Novella, which will be 7 floors.


Easton by Allaire.


Continuing down Smith Avenue is another view of Uptown, from across Burquitlam Park.


Then a view of the backside of Burquitlam Station.


This is a development that was applied for by Polygon a while ago, but I can't find anymore info. It is supposed to consist of two 5-storey buildings.


Next is Black + Whites on Foster, which is a large townhouse development by Intracorp. The photo really doesn't do justice to the size of the site. I'd really like to see more TH projects of this scale (in terms of the overall scope) north of the Fraser River.


At the other end of the site is going to be a 5-storey building called Nelson on Foster, also by Intracorp.


Here is Mosaic's 3-building Foster development.


Adjacent to Foster will be the 3-tower project from Blue Sky called Lougheed Heights. You can see the sales centre in the second pic.


And lastly (should have actually been at the top) is the 23-storey tower I posted about earlier at 509-513 Clarke Road. The developer is Magusta. The site is fenced off but I don't think we'll see any activity for a little while.


In a couple minutes I'll make a map of the above projects so that it's easier to figure out where everything is. Cheers!

No problem. Almost forgot the map:

BLUE = Approved/Proposed
GREEN = Under Construction
YELLOW = Complete (except for The Victoria and Como Lake Gardens (still recent), all these have all completed in the last year or two)

There is one blue shape that I didn't label. This is the big proposal by Marcon that I mentioned a couple posts back. I also marked the phases for Lougheed Heights. Forgot to label it as a Blue Sky project...
