Amifade's Barbershop is moving into the old Knot's Jiu-Jitsu space in Evergreen Plaza on Mountain Road.

Evergreen Plaza is now back to 100% occupancy.

They are ramping up for the next master development plan for the city of Moncton.

They had a couple of people from the city planning department on CBC Radio this morning to discuss certain aspects about this. They had some interesting things to say, including the two points below, which impact the city's northwest end.

1) - The city is looking at developing "transportation corridors" in the city, including streets like Mountain road, Elmwood Drive and Lewisville Road. Part of this will mean densification of these corridors in order to boost public transit usage. This will mean increasing height and density along these routes. These roads will increasingly be treated as proper arterials, with limited access from private driveways. Zoning will reflect this. Existing private driveways will be grandfathered, but in the future, any new developments along these streets will have limited access (think Dieppe Blvd). SFH along these routes will no longer be allowed. These roads will be lined by midrise and highrise apartment clusters.

2) - Development charge areas will become more common in different areas of the city. This will force developers to be partially responsible for the costs of developing the roadways and services servicing their projects. By doing so, this will help stimulate densification in order for these developers to continue to generate profits. Two examples given were the Vision Lands, and the new section of the Pinehurst neighbourhood currently under development behind the Northwest Centre. Regarding the latter, the extension of Worthington, the creation of the new roundabout near the NBCC and the new connector to Mountain Road are nearly complete. Expect the land immediately behind the Northwest Centre to become a mid to high rise apartment neighbourhood. I have already heard rumblings on this happening anyway. The fact that NBCC is right next door anyway would make such a development popular because of the student population.

The big rush is on today to finish work on the new Mountain Rd/Worthington Ave intersection by NBCC.

This work should have been done 4-6 weeks ago, but we are getting a big snow storm tomorrow, signaling the end of the road construction season, so they can't put things off any longer. I think they will be able to do it.

Work is not completely done, but, at least they reopened all four lanes on Mountain Road to traffic (after about five months).

Today I when by the Ayr St entrance and the concrete barrier was removed. The roundabout is accessible by Ayr and you could drive in the roundabout, but the other street access is blocked by barrier. Also while I was eating at DQ, I noticed quite a few cars stopping right at the yellow flashing light even though no other cars. I thought that was funny.

Probably ON drivers. If a stoplight isn't working properly in ON, it becomes treated like an all-way stop. Admittedly, the first time I saw it, I thought that was going to be the case until I saw that the perpendicular street was getting red flashing lights.

Directly from Ontario.ca so it's the exact same as it is here, drivers are just bad drivers.

Spring technically goes until mid June. Maybe they anticipate a busy April and May building.

LOLA Supermarket (another ethnic grocery store) is now open next to NBCC on Mountain Road. It looks quite modern and spacious.

The meeting is still on but they have already said they intend to have 12000-14000 units and with buildings reaching as high as 14-16 floors. This will definitely need its own thread…

The residential development rumoured for Corey Craig Drive, between Casino Drive and Charles Lutes Road is going to be presented to Moncton PAC.

I wonder what the difference really is between 5x6 floor or 2x16 floor it seems like it would be the same amount of units. Spitfire also seems to design buildings only up to 6 floors with a bunch of surface parking.

I really wish that we could break out of the 6 floor "norm" that seems to be so prevalent around Moncton.

How long would it take to recoup the cost of an extra 3-4 floors? Long term wouldn't it be a better return on investment? Mr. Lafford seems to think so.

The way Moncton is growing, there's no doubt that the market is there. The two missed opportunities that bother me the most are the West Gate (tomato) building and St. Bernard's. Very important locations in downtown Moncton, and we end up with the mundane 6 floor box. Sad.

Same number of units probably, but a lot cheaper. Fire code requirement beyond six storeys are a lot more onerous, and, Spitfire just modifies a pre-existing template (more or less) for their design work. This substantially reduces cost over a really imaginative professional architectural design firm.
