I would cut offices in the HCOL before I would cut this office. If they want to save money and consolidate, we are their best option.

I heard there is over 300K square feet up for sublease from Meta in the new building. The hope is to sublease to multiple tenants, but the space is tailored to Meta so it might be difficult to sublease to multiple tenants because floors are connected via staircases within the office space and stuff like that.

That’s more than half of the entire office space, 589K square feet.

Yea, he gave a specific number in the 300's, but I can't remember. One thought is he could have been talking about space in one of their other buildings. Regardless, they appear to be trying to downsize their space in Austin.

I don't think we'll be seeing many office towers breaking ground in the near future. But thankfully the Republic broke ground already, and residential is still strong and makes up most of our new tower construction anyway.

At this point isn’t the construction process of The Republic, is there any chance it get placed on hold?

The structure is completed and crews are celebrating/signing the last beam, etc.

Looks like I'm going to get a tour soon. Will post pics.

This has surpassed 30 Rockefeller in height, but it doesn't look it for some reason. Maybe I am in denial.

Glass walls vs windowed walls. Glass walled buildings take away a lot of the scale.

The sense of human scale comes to play when you remember that the average grown human is between 5-6 feet tall. So when you see the windows on Woolworth, you can see all those clearly delineated floors and imagine people on each floor, so it gives you a sense of how tall the building is. You can't do that so easily with an all glass building. Maybe at night when the lights are on, but that's pretty much it.

So when all glass buildings are added to skylines, it takes away part of that sense of grandeur because you lose the human scale. Look at New York City before and after the glass/box buildings were added. The old skyline was beautiful, grand and soaring.

Seems like it depends on the angle. From some views it's pretty squatty looking, but from the west, for example, it has a tall and slender appearance.

I agree, this doesn't look taller (or honestly anywhere near as prominent) as the Bank of America Center in Charlotte either.

From some angles it does look big, but I think the glass does skew the sense of scale.

Edit: Also in the same ballpark as Truist Plaza (Suntrust Plaza) in Atlanta.

Or as tall as 80 Spruce NYC and 900 N Michigan Chicago

Since we are making comparisons, 6X is almost as tall as three Statue of Libertys stacked including the pedestals. Just 41 feet shy. I know, whooptie dew...
