Yale/Real Group making a major investment in JS would be about as momentous as when the mall was originally built.

That said, I bet they sell the mall when the price ripens rather than spend money on it.

From my understanding they don't own Jackson Square technically? I'm not sure how all the legal works, but they own the building while the city owns the property or something and leases out the land? Something similar to the 407 where it has a 99 year lease.

I think that's correct -- they own the mall building and office towers, but the land is leased to them.

Jackson Square is owned by First Real Properties Limited, Second Real Properties Limited, and Fourth Real Properties Limited. The companies were formed in the 1970s and the 1980s to develop and acquire real estate in Canada.

Apparently the city was thinking of selling the land in 2014. I don't know what became of that. Yale was making the case that they at the least needed a long lease extension (50 years was discussed) to justify major renovations.

I'm assuming the new development will connect indoors to Jackson Square. This would make it convenient AF for residents to shop there especially during the rainy and cold weather days. In fact, it should be connected to the Farmers market as well. Gotta give them incentives to spend their money there.

When you own a condo, you don't really appreciate seeing people selling drugs at your doorstep. They'll report it, and eventually the HPS will have to do something about it.

Rexall, Coles and the movie theatre are actually big reasons we go to Jackson Square outside of Nations and LCBO. Used the Fido store a couple times as well, and been to Levity as well. This mall definitely doesn't need two Timmies though. Having the Source is handy as well. It's kind of one of those mall of essentials like Eastgate. Nothing flashy or nice clothes, but useful stuff one needs. I'd love to see some upscale stores though like Aritzia, RW&CO or Banana Republic.

My partner suggested them doing an reconstruction to include the upper level as an outdoor food court area as a patio and outside retail space to attract a market style knick knack festival kind of thing, and maybe run a night market up there too. It's a really usable space, though the entry to it is mediocre and small. I'm curious what the emergency max is up there for people.

Once upon a time there outdoor area on top of JS was in fact a patio. You could access it from the food court which was upstairs and that little bit of grass had free live concerts every weekend through the summer.

You know after re-reading my post and your replies, I feel I was a bit harsh on JS. There's a bit of some 80s, early 90s comfort kitsch when wondering the halls and it's usually pretty quiet nowadays. The mall definitely needs some updating as corridors are vacant or need some paint, a re-design. Either way, it's got good bones for future updating based on its location.

In fact I'm a big fan of the Korean store, Mumuso. They have all kinds of cool stuff and always stop there hah.

Thank you for the tip on the KN95. Are they certified/approved masks? Wish there was a way for sustainable N95 masks, but I guess multi-layers re-usable cloth masks are useless against this variant and this morning I read there's a deltacron, yikes.

fear = ratings - it's why I don't watch the news anymore.

Playhouse cinema was beautifully restored inside and out - we try to support them in the summer, well at least pre-covid we did..

I remember in the summer once I was exhausted and wanted a place to lie down, so I went to the theatre in jackson reclined while watching - I think it was detective pikachu and just kinda dozed on the recliner, it was nice haha..

Basically just how the increased vehicular traffic into and out of the parking garage will increase noise on the surrounding streets.

I remember talking to someone thinking of purchasing this property years ago and recall them saying the foundations could support multi 50 story structures.

Hope this isnt a Harry Stinson type stunt bc they dithered when rates were low and now cant afford to build.
