There's a really cool view looking down that sidewalk with the way the buildings line up. You can see San Jacinto Center, 100 Congress and Ashton through the two wings of the Hobby Building.

A museum next to the park could be good so long as it didn't become a dead zone at certain times. That would be a happy compromise for the lofts next door, I'm sure.

While I'm all for height/density, especially for a location like that, this view is getting better and better every time I see the photo.

I guess there is a rumor that HEB bought the large ~10 acre lot "catty corner" from its current location on South Congress and Oltorf. Speculation about its meaning (and validity, imo) abound.

I can't open Facebook links here at work. Which property are you talking about? I know the Aaron's Auto Parts didn't renew their lease. It was posted on the South Austin Memories Facebook page. That property is on the east side of Congress just north of the HEB land.

There is also a open plot of land on the west side of Congress across from the HEB land, between the Penske rental and the Walgreens. Is that the one you're talking about?

What this means, if accurate, is that we now have a new lot in play. If HEB builds a new replacement upgrade store adjacent to their current location and shut the existing place down, the existing location could become a major VMU development.

Looking at the map, it would not make sense to move to that corner unless they also were able to buy the lot with CVS and other businesses, in addition to the lot right on the corner where the old Pancho's used to be. If it's just the Pancho's lot, it's smaller than their current lot.

The 10 acres they are buying could become a great mixed use development itself with a grocery store/parking garage incorporated. I've heard rumors HEB is doing exactly this at Airport and Lamar.

Unfortunately I could also see the existing HEB there turned into a Planet Fitness/Strip Mall remodel haha.

I have speculated about that corner (the one in the green outline) for years now. It is so underutilized. I hope that they create a street-scape in there with some imaginative mixed use development. I wish they could hook up new streets or blocks to the existing street grid. I guess the Travis Heights folks might not like that too much. The shopping center/fast food/etc/ across Oltorf could also redeveloped into something much more urban. The location is just unbeatable.

Ah, the Twin Oaks Shopping Center! Our neighbor owned a beauty salon there for like 30 years, and we ate at the long gone Poncho's Mexican food restaurant on the corner of the intersection where you'd raise a little flag at your table to get service.

10 acres seems way big for VMU development.

HEB does have a habit of buying nearby property to keep the competition out. They usually develop it with everything BUT a Super Walmart or Super Target. Down in Corpus Christi Walmart had land around the corner from the very first HEBPlus. The Nimby's were able to squeeze the city council to delay the zoning long enough that Walmart's contract fell through. HEB came in as a white knight and developed the land.

According to the city permit search, both properties (102 E Oltorf & 2301 S Congress) had a land status determination last month.

Scaled VMU would be nice with an urbanized HEB makeover on their current lot. Then build a future MLB stadium in the Poncho's lot under rumor. Seemingly along the lines of Wrigley could fit there, NIMBYs be damned.

lol pretty sure a baseball stadium won't fit on that corner.

Theoretically, I think a stadium would fit on the SE corner where O'Reilly Auto, BBVA, and Chase Bank are located.
