Do we know exactly what is going up on the Northeast corner of Southland(Chop steakhouse was mentioned once) and the Northeast Corner of Lowes(Heard a coffee shop mention once as well)?

It's Chop at Southland and CIBC in Grasslands.

Thanks, I thought steel framing of the one at Lowes looked a bit like the CIBC at southland.

As the CIBC Southland is a specialty branch (Asian language) and retail banking, I'd expect the one in Grasslands to be specialized as well. Maybe investment services or Wood Gundy. Possibly even small business.

I've got $10 on they're only removing the fence because it's in terrible shape and the advertising is all ripped up.

The coffee shop you heard about is Brewed Awakenings. They're expanding to a second location as their first location on Arcola is doing so well. It's being built onto the side of the hotel directly south of the Lowe's parking lot entrance.
