The bank is also considered retail. They were permitted to have a bigger lobby by having some of the street features you mentioned and also some public art on the inside.
Neither the bank nor 20Ten have any street presence. They may technically meet the definition, but they hardly function as such.

Thanks, I thought steel framing of the one at Lowes looked a bit like the CIBC at southland.
As the CIBC Southland is a specialty branch (Asian language) and retail banking, I'd expect the one in Grasslands to be specialized as well. Maybe investment services or Wood Gundy. Possibly even small business.
I was going to say "maybe"... But they do have some of the Victoria Avenue side boarding down... So I'll give it a slightly less sarcastic "maybe" than I was going to.

The coffee shop you heard about is Brewed Awakenings. They're expanding to a second location as their first location on Arcola is doing so well. It's being built onto the side of the hotel directly south of the Lowe's parking lot entrance.
