Developers who are building the Sylvan/Thirty mixed-use project in West Dallas area are eyeing an expansion of the development.

Builder Oaxaca Interests LLC is asking the city of Dallas for zoning to develop more apartments and retail space on a more than 7 acre tract next door.

The Dallas area is forecast to be the country’s top apartment leasing market over the next three years, according to a new report by commercial real estate firm Jones Lang LaSalle.

And while there are worries about the current rate of apartment construction, researchers predict that the new supply in the D-FW area won’t keep up with increasing renter demand.

North Texas apartment leasing is projected to total almost 70,000 units through 2017, the researchers said.

“It’s all about job growth and household growth — those are the two critical demand factors that will determine how metros will perform through the current development cycle,” Jones Lang LaSalle’s Jubeen Vaghefi said in the report.

“The surprising news to many will be the resurgence of the Sun Belt markets over the tech-heavy regions.

About 25,000 apartments are under construction in North Texas, more than in any other major metropolitan market in the U.S.

But the D-FW area has also been a leader in job growth, which generates demand for new rental housing.

Jones Lang LaSalle also found that the D-FW area is one of the country’s top apartment investment markets, with $5.6 billion in sales last year. Only New York, Washington, D.C., and Los Angeles saw higher apartment sales volumes in 2013.

out of curiosity what are those bridges for? Are there not already bridges there? Even though I love the way they look it seem like an awful waste of money. Why not build A mile or two of subway instead.

The 2 Calatrava bridges are part of the Trinity River Project which will include 3 lakes adjacent to downtown. If you look a little further back in the thread, you will see the recent potential development of the 1st of the lakes.

The I-30 bridge is replacing an old, decrepit, constantly patched because there have been actual holes in the bridge structure from the 50s. If was going to be replaced now, regardless of what it looks like as part of the Horseshoe Project(a much scaled down rebuild of the Dallas mixmaster and I-30 and I-35E bridges). The hope was, with the park coming and the recommendation from the feds of having as little obstruction to the floodway as possible if the funds were available, while also providing something nice for the city. So a private fundraising drive was started to fund the design and 'signature' costs of the bridge while TxDOT would kick in the public funds for the conventional part. So if anyone is wasting money, its the wealthy, private citizens of Dallas like the Hunts and McDermotts.

The other bridge(Margaret Hunt-Hill) did not exist. There was a much smaller bridge just to the north that connected Continental Ave a few yards to the north. The bridge was inadequate and was going to need major reconstruction and reconfiguring to handle traffic projections to West Dallas, which was at the time seeing major land purchases for future development. So the suburban thing was done and TxDOT decided the best course of action was to extend Woodall Rogers Freeway from its old terminus at I-35E across the Trinity and straight into Singleton Ave in West Dallas. The design and signature cost was raised by private citizens just as it was for the Klyde Warren Park a mile up the freeway. Now that West Dallas has started to redevelop with popular night spots, homes and apartments, its one of the vital links into that area. The old Continental Ave bridge is being turned into a bridge park with a meandering bike trail linking directly into the Trinity Groves area in West Dallas.

Money well spent if you ask me.

I am not including all the apartment complexes going up all over the place...just the ones close to downtown. you'll never get most of it. There are probably 3,000 units under construction in Oak Lawn alone and there never seems to be a single rendering. Plus the huge Cypress Waters development at Northlake is also officially in Dallas and is huge.

This is all extremely impressive!

Speaking of State Farm, I'm sure most here know Atlanta is the last of the 3 part expansion to new national service centers.

They officially announced ours finally on Valentines Day, but no renderings have been released. KDC of Dallas is also the developer here.

I honestly love the appearance of the bridges, I would definitely be in favor of moving to a development that is close to them!

Some are still in denial about West Dallas and the MHH Bridge, not realizing Trinity Groves is already operating and super successful. The land acquisitions have been going on in West Dallas for year and the zoning allows for more density than Uptown. Many probably don't realize that Sylvan 30 is opening this year and already announced an expansion. If the first wave of residentials fill up rapidly, look out. You will see a new skyline form there.

One of the biggest draws for West Dallas is the awesome view you get of the Dallas skyline. When West Dallas forms it's own skyline and it has more reasons to visit like Trinity Groves, you can bet on it that you will see a similar effect happen on the Downtown side as well. The area around Reunion and along the east side of the Trinity will see more developments because of the unobstructed view of West Dallas skyline in the future as well as the proximity to the park & river.

Yeah, I really like it too! I wish it was going to be closer to 8-12 stories, but everything I saw/read about it stated 6. Still, I'm very excited about it and what it's going to do for the Arts District.
