let’s also not forget how ridiculously close these projects are to the river and all of the projects proposed within just a few blocks of here (in all directions). And if DiSimone gets their project just north of Spring Garden on Delaware Ave going, that will be another lot available right between these two new proposed buildings.

There's going to be something of a mini-skyline in a few years from the BFB Northward along 95 and the river.

Not a ton. Most of it is background on the companies involved and reasoning for why they're investing in this area of the city (linking Old City/NoLibs).

545 N Broad: I think we saw something on this, but can't locate it now..

The lot on the east side of Broad between Brandywine and Greene, is neary done demolition. The Goodyear is gone, there is only a partial shell of the Subway left.

Can someone remind me what this will be?

It's going to look like this:




With this, LVL North, and the Toll Brothers apartment building to the south, the area surrounding Broad and Spring Garden will be much livelier in the coming years! Now, all we need is for Eric Blumenfeld to get 523 North Broad started.

I love this design.


I find it funny that all the schlock is on the west side of Broad. Every building from the Philadelphia School District building to the LVL development is terribly designed with respect to Broad Street.

If anything, I take solace in the fact that JKRP will, when LVL is done, look across the street and see a new building that blows their crock of shit out of the water.

Anyone know what the actual final design of LVL is? JKRP posted a new rendering on their Instagram a few months ago that appears to have been modified from the initial proposal. It actually looks somewhat tolerable. It was also posted on the engineer's site...

Trying to determine if the most recent renderings are indeed final or if they're some kind of marketing ploy. Its still not great, but slightly better than the original sardine can that was proposed.

I see in the PBJ article linked from the blog post, that this is to be modular construction above the ground floor steel and concrete podium.

Interesting too that it's named after their LVL 4125 development on Chestnut St in West Philly, but that development already has a new owner and a new name, Solo on Chestnut. According to another PBJ article last August, Alterra sold 4125 "to an undisclosed New York investor for $36 million."

Very likely. Look at Liberty walk in Northern Liberties.

I also know of a few larger apartment buildings in Austin that hit the wrecking ball for more ambitious projects after ~15 years.
