County backs project along West Jordan TRAX line

Salt Lake County has thrown its financial support behind a high-density development proposed along the new TRAX line running through West Jordan.

The County Council agreed Tuesday to approve tax-increment funding of up to $5.5 million over the next 20 years to help Colorado-based Boulder Ventures build a mixed-use project, which would include 1,400 residential units as well as commercial structures on a 40-acre parcel at 9000 S. Bangerter Highway.

That means the county would receive only 25 percent of its share of new taxes generated by the project over the next two decades (or until the $5.5 million level is reached). The developer would retain the other 75 percent to pay for public infrastructure — roads, curbs, gutter, sidewalk and expansion of the area’s storm drains and water and sewer lines.

"This is an explosive type of development for us," said West Jordan City Manager Rick Davis. "West Jordan embraces the concept of transit married to residential development. …This will set the tone for the future development of the east side of West Jordan."

So when did I gone from going to be 12-stories to only being what 6-stories? I didn't even know they broken ground on this til a few weeks ago while driving by. I don't really care if it would of been 6 or 12-stories. At least with it being shorter those 4-6 plus floors can go somewhere downtown.

I was wondering what the two 4-level parking garages were for. I was puzzled when I rode past on TRAX for the first time and saw two parking garages in the middle of a field. With the Jordan Valley Hospital there, it will be quite the "mixed-use" development!

I agree. The view of the mountains theres are quite awesome! I might have considered a majestic & handsome looking taller building there if it were designed as such. But, I saw the design and I know the designers, and it would have resembled a 10 story version of the existing building shown in the foreground of the photo, which is a terrible design. Maybe if SOM designed it, or something modern from the local architecture firm, MHTN.

Does seem like an odd spot to but an 10-story building. I`m glad they stuck with just 6.

It's 8 stories. It was planned to be 12 in order to maximize the space left in the area and meet the standards for LEED certification, but the city shut them down. It's in the large business park off the southeast corner of I-215 in Cottonwood Heights and Holladay. Overstock.com and Mrs. Fields are among the businesses headquartered there.

Not from that angle, smart alec. Try viewing it where most people would view it, from the freeway at Knudsen't corner. The freeway is at a much lower elevation than those buildings, and, the peaks of Twin and Lone are set back at such an angle that, yes, a 12 story building would block a large view of the mountain. Go ahead and move around on Googe Maps street view from the freeway. You'll see what I'm talking about. It's still a bad design. The design talent in Salt Lake City is mostly mediocre at best. I worked with the designer of the building in the foreground, and he's a nice guy. But, the design is goofy and not well thought out or finessed.

I would hope that if you are on the freeway, you are watching the road and not trying to see if a building that is 12 stories tall is blocking your view of the mountains which are directly behind it. Also, if you are driving by at 65 mph, I don't think that a 12 story building right there would block your view for long.

There is an abundance of mountain views. I want to live in Salt Lake City more than anywhere else along the Wasatch Front because of the urban development views. If we are going for a scarcity argument, density wins out as more precious.
