According to the DRP about the property adjacent to this, they have conditional approval.

Shoring work has begun. Didn't get a picture, but will unless someone else does first soon. I'm sure hammering the shoring beams in will take at least a few days.

Edit: here's a couple pics. They're going quickly. I thought it was interesting how far they are from King St here. Looks to be around 10 metres or more?

Casing and shoring work continue at a good clip.

Noticed this morning that crane components have been moved on site.

They're working quick too! Judging by how many steel shoring beams are on site they have a lot more work before they start digging, but they've had constant cement trucks on site. They have like 4 or 5 trailers for staff which tells me they're going to be working quick. I'm curious when they build on the site the trailers currently sit in the future where all the trailers will go. These construction sites are interesting to me, because they're all custom builds but they work with such planning that there must be a ton of work that goes into everything before hand.

I'll be providing updates as this is about 100 meters from my office and I'm still working in office 95% of the time by choice.

What exact pace can we expect? A year to dig, build foundations and the underground level and reach grade (Summer '22)? Another 1.5 years till structural completion (Jan 2024) for occupancy by September 2024?

On their advertising is shows Fall 2023 as the expected completion. I can't see the digging taking 12 months considering the development at King and Hughson took around 14 months for dig and foundations and they had a much more substantial dig and fill with around 3 - 4 floors beneath grade.

1 level of underground will be done in 3-4 months, not a year. I give this late 2023 early 2024 completion, provided it moves at a regular pace. Not all builders move super quickly.

That's what I was thinking too. I have to wonder, faster builders must cost more right? Otherwise everyone would want to go that fast.

And I don't think anyone wants to go as slow as the Jamesville Lofts...

Certain builders in Toronto like Centrecourt move faster by having extended construction days (12 hour shifts instead of 8), and just generally lighting fires under employees asses. They view time as money and make a lot of money because of their ability to turn projects around so quickly.

It’s stressful though and from my experience developers just don’t care to let work dominate their life to the extent needed to make those speeds possible.

Other projects like Jamesville lofts likely have other issues like financing or god knows what. That’s not a normal project.

The only recent projects that have moved at a “normal” pace in Hamilton really have been Vranichs projects (other than the new hotel on king st) and Platinum.

Most projects that actually start digging don't seem much slower than Ottawa projects.

Anyone want to place bets on when this one reaches grade I'd guess end of October.
