Yeah, that's some 55 real floors and the later phases will hit 70 real floors. Pretty incredible this far out in the suburbs!

I think this looks better thought out from the street perspective than Amazing Brenwood. I like how they will leave the south side open, allowing lots sunlight to hit the main promenade.

The only worry I have is that the towers will be really close to each other and there and many units will be looking at another tower nearby.

This almost has a Torontoèsque quality to it, in the good sense. Maybe I'm the only one who perceives it (?)

According to the (finally updated) Burnaby Major Projects list the master plan for the site was adopted at the end of Aug and phase 1 construction had first reading tonight with a public hearing for Oct 25th.

Commercial and Parking - REZ # 15-28
Lougheed Mall Phase 1 - development of commercial building and parking at Lougheed Mall located on the corner of North Road and Austin.

Multi-Family Residential - REZ # 15-29
Lougheed Mall Phase 1 - development of residential tower 1 at Lougheed Mall (566 units).

It looks like the main centre of the Tri-Cities is going to be in Burnaby.

I think that was the point. Seemed tongue-in-cheek to me.

Lougheed is essentially on the Western edge of the Tri-Cities anyhow, just like the downtown peninsula is on the edge of Metro Vancouver.

There's nothing like this being built in Toronto.

So the towers themselves. Yes I could see that.

What sets this project apart is the retail below and how the towers are integrated. I can't think of anything in Toronto, or the rest of NA for that matter, that is really anything like Shape's projects at Brentwood and Lougheed.

even if they do , they are still years behind. By that time COL is already established as a regional hub. Not only that Coquitlam Center is some what off centered and convenient to Tri Cities, Maple Ridge. No where is it as centrally located as COL , which is equally accessible to New West, Langley. even rest of Burnaby. My humble opinion anyway

Another perspective to being "Torontoèsque," is the construction of massive/super tall skyscrapers outside the downtown core/and towards the suburbs etc..

As someone in the retail design/development industry, I can vouch for the point that both Brentwood and Lougheed are some of the best mixed-use projects on the continent. Brentwood in particular is often featured in presentations and conferences discussing the future of retail.

We're lucky we've got Shape!

As nice as Shape's projects are, realistically they're just massive amounts of residential on an existing mall. Unless the retail offerings are somehow unique, I'd be surprised if Lougheed became the main centre of activity for the North East (is that a thing?). Coquitlam Centre will continue to be the most convenient option for "urban" recreation.

People these days love "experiences" while shopping and new mall concepts like this and Brentwood are shopping destinations in a very different way than traditional shopping centers and malls Coquitlam Centre. I am sure this area will be able to capture lots of traffic from surrounding areas and they will have a huge mass of shoppers from the people living in the area alone.

Since you're from the industry, do you also know why Shape never ventures into the Vancouver area, even something smaller scale? I would love to see them negotiating with CoV to have something exciting built around OV area, even if it's only a third of the size of Brentwood.

That may be so but a unique feature of Toronto's urban landscape (usually/traditionally not found in other large cities) is the suburban skyscraper. Back in the early 70's I can remember some businessmen (on a bus to the Toronto airport) remarking in surprise that they had never seen so many tall building away from the downtown core of a given city. Even the Toronto airport terminal back in the late 60's was high rise....lol
