Quite different from when from when I walked this strip sometime ago.

The Dominion Bank Building and the Bell Hotel sign I'll never forget though.

In order from left to right - Government, Government funded, Medical building, pharmacy, and methadone clinic, almost 100% indirectly funded by the government.

Anybody care to point out the natural economic progress I'm missing here?

EDIT: Bridgman would be the exception. Noted for accuracy...

What are you trying to say Simplicity? That the actual appearance of this block has not changed as I noted? Our you have a problem with the Government of Manitoba, funding etc.?

Fair enough. Though, for the record, I wasn't pushing any sort of political agenda. More the point that not all progress is equal.

(re. the Main St. block from WRHA to Bridgman architects) It is a good progression. What was it before? - a crumbling abandoned theater, a hangout for drunkards, and a few more abandoned buildings (not in any order). Perhaps in the future we will see a small private grocer, 3 government buildings, a condo conversion, 2 more government buildings, an office, a restaurant, 1 gov't bldg, restaurant, midrise office bldg, law office, highrise office bldg (time progresses...) etc. This is a nice natural progression of a neighbourhood, something we have seen so little of in downtown Winnipeg. Peppering downtown with megaproject bombs did not seem to work too well throughout the 70's and 80's.

A bunch of shops on the stretch closed up after all the government development. So, actual private money--in businesses that brought life to the area--has fled.

But I wouldn't call that natural economic progress. I'd call that CentreVenture fucking nailing it. The coffin shut, that is.

I'm hoping the city has some requirements to replace the tress when construction is completed. I know they value those trees at astronomical levels, like 50K a tree or more. With all the maintenance etc. is factored in. That was some info I got a decade ago in my landscaping days.

According to the city web site the cost to remove and later replace a small tree (under 10cm) is $600 a tree. Above that there is a formula to determine costs.

When I was doing the landscaping. They were saying that over the course of 25, 40, 50 years, they spend a boat load of money on pruning, maintenance, etc. I think thats where they were getting the 50k "value" from. They were always really pissed whenever one got damaged.

Here is part of the guide lines from the city to costs.

TREE REMOVAL GUIDELINES
These guidelines are applicable to situations where trees in fair to good condition are proposed to be
removed or have been removed and include, but are not limited to, the following situations:
 Movie sets
 Private and commercial approaches
 Planned construction, street work, and water and waste projects.

(0 – 10cm) Trees can be replaced at approximately the same size. Customer pays removal
cost if the Urban Forestry Branch is requested to remove trees and replacement
costs (currently $600 / tree).
(10 – 30cm) Trees are not easily replaced and are valued according to Council of Tree and
Landscape Appraisal Formula.
(30cm +) The Urban Forestry Branch’s position is to deny removal.

Funding received by The Urban Forestry Branch will be invested back in the form of tree planting within
the ward to maintain the canopy of the urban forest.

I guess the formula would take in the costs over the life of the tree. And if its a big mature tree they don't want to allow removal.

Please excuse my ignorance, but what property exactly is 267 Sherbrook? I looked it up but the "address shown is approximate" on Google's Street View, and I'm not entirely sure where this proposed(?) development will be. Any information would be appreciated. I'm on this thread frequently, and vaguely recall mention of this project but I lost it and now I can't seem to find the original post. Thanks!

Back to the infill building on mainstreet.... I don't know. To me that strip still looks a little grimey for my liking. The hotel, church, and bank just aren't doing it for me.

I think its the empty lot just adjacent/south of Greenheart Housing Cooperative.
