Proposed 300,000 sf 11-story office building with a 7-story parking garage submitted for site plan approval. It's adjacent to the IBM building that is next to/within the Domain, according to the case info at the bottom. The only other 11-story buildings in the suburbs are Tower of the Hills and the under-construction Domain building, I think.

Does anyone have information on the old Schulz tract and if there are any plans to develop it anytime in the near future? With all of the activity that is going on around there, it would seem like it would be getting some traction.

I remember that article, but I don't know of any specific plans to develop that site. But based on current zoning and the limited height variances granted for projects south of the river, we can guess it would be a seven or eight story residential project with ground floor retail. Since it's a relatively large site, I wouldn't be surprised to see a small hotel included in the project.

If they are selling it, there are no immediate plans to develop it at this time. The new owners will surely maximize what they can produce out of this site.

Is this any sort of sign that the area around the airport may become more of an entertainment location in the future? For instance, if we were to get a pro sports team, while many folks here would love the venue to be downtown for obvious reasons, would the powers that be put it out there? It'd be like Arlington or Frisco for DFW, though obviously a lot more open land, haha. Just wondering.

I like your thinking about this, and I like that location due to the confluence of 130, 71, 183, and Riverside. With future expansion of some or all of these roads, it will always be an easy location to access, and it's an area that lacks the environmental sensitivity of most areas to the west of 35. It's already home to COTA, and the Hyatt resort and conference center. Placing a concentration of big features like this in that area, along with the airport, would make it more feasible to add a gondola transport system between there and downtown. Obviously this would be more of a novelty than a real practical solution to traffic problems, but it's a novelty that I, and many other Austinites and visitors, would eagerly embrace and utilize.

Austin is a very smart location for a surf park like this. Since it's only allocating 12 of 160 acres to the main wave pool, I would certainly hope that they include non-surfing water features so that there's a local alternative to the rather abysmal, windswept, sun-stroke-inducing concrete slab known as Hawaiian Falls Pflugerville.

Edit: HOLY MOLY, I just read the Statesman article, this thing is gonna be huge! Wow, it could be a real game-changer in terms of shaping Austin's image as a vacation destination. I'm very excited about this and will be among the first to pass through its gates when it opens. I hope they'll have an area for body-surfing, cuz I'm a So Cal and I grew up riding waves, but never gave board surfing a real shot.

I don't know if the new surfing park is on the north or south side of SH71. But if it's to the north there is already a "large" man made lake courtesy of a gravel and cement operation. It is also close to the river which makes sense.

I was wondering the same thing. The address is East Tx 71, so I think it might actually be on the south side (along the eastbound side of the road, that is). That said, the lot looks a bit narrow and long for that sort of thing. I read the article earlier today and if I remember correctly it said the lagoon would be about nine football fields in size. If that's the case, the lot would be plenty big (compare to the Del Valle HS stadium just to the west). Appearances can be deceiving on satellite images until something is constructed, I suppose.

Either way, this is an interesting project and I think it has the potential to do well here. If another amusement/waterpark came in the same area and had a working relationship with them, it'd certainly be a win-win.

I don't think it's a coincidence that the media announcement coincides with X Games Austin kicking off on Thursday. They could add a future water component and it's in close proximity to COTA.

I also find it curious that it was announced after major flooding. Hawaiian Falls took a lot of criticism about water usage when it was announced during the drought.

So, I'm all for neighborhoods creating an identity - or being proud of one that exists and marketing themselves from the history and culture of the area...all very important for a good city.

It's over 6 miles to downtown. You're talking about spending ~$900M on a novelty
