that RNO committee membership sounds like the worst possible thing based on the language in that article...even citing building height as the key variable for density is quite ridiculous...the city already has a context-driven zoning code...

"The document also says that higher density zoning should not be approved unless it can be shown that it will not have an adverse impact on traffic or parking, unless they can be mitigate."

so....that's a nebulous statement...how is "adverse impact" defined? are people expecting traffic to never increase? gotcha - every new-comer should live in the ever-expanding suburbs so that denver never becomes a real city. if a project increases traffic (which they will, there is barely any traffic already!)...what's a developer to do?
- build your own BRT
- build new roads
- build an express on-ramp from your project to the highway
- build tons of off-street parking that isn't needed in most neighborhoods..affordability be damned (but you WILL hear this committee say that workforce housing is important to them...)

this was my favorite part:

"Traffic and parking impacts can cause serious harm to the quality of life and economic vitality in neighborhoods,”

got it...so we are making sure we design neighborhoods where parking (not people or affordability or walkability) take precedence...this is a BS move for the status quo, low density, "i want to find parking everywhere i go"-crowd...it also sounds like a way to walk-back the importance and value of "areas of change"...i really hope this fails.


what's the solution here? SSP folks need to join their RNO and sure to be the person representing.

According to denverinfill they knocked down the warehouse on The Confluence site. Sorry bunt, looks like it's happening. Maybe they will switch to condos mid-construction.

Took a drive down University today. Between Warren and Iliff the whole half of the block is fenced off next to the recently built apartment complex. Then between Wesley and Harvard that whole block minus the 7-11 is fenced off.

We got any renderings?

It looks like Denver Water will soon begin redeveloping their campus between 13th and 18th Ave. Trammel Crow is to be program manager, RNL Design as the architect, and Mortenson Construction as the general contractor. I found some models that RNL produced but have a feeling that these will change as the project progresses.

Thank you for the updates, CPVLIVE!
It's funny the Hyatt Place doesn't seem to get much mention, but it's a sorely needed piece of infill and a part of town that really needs it. And it's 21 stories. That's pretty good! Nice to see it going up pretty quickly (seemingly from afar) as well.

I agree. The convention center is a real economic driver. Since the convention center expansion and Hyatt opened in 2005/2006, five new hotels have opened/will open in the vicinity.

uhhh probably because it is going to be a really ugly building with that horrible white lodging architecture.

Yay turds. The greatest cities in the world are made up of a whole lot of turds. And one or two notable buildings. I don't think our "one or two notable buildings" are likely to turn up at 14th and Glenarm. But we do still need to cultivate the "whole lot of turds" half of the equation.

And who remembers Matt on this forum, circa 2004, railing that big gubmint hotel is not at all what Denver needs. Real cities depend solely on the private sector.

Seen from afar, yeah. At the sidewalk level, most of them need to be good.

Speaking of Walmart v. Target et al, I like to stop by a Walmart on a route I'm often driving. Their Starter brand T's and socks are made by Jockey, though the real McCoy T's I buy are prolly an inch longer. I also like their Nature's Harvest brand nuts & stuff. Pick up my dog food there as well. Recently I also found a pair of all-leather athletic shoes (their best) for $30. that I enjoy as much as any I've paid twice as much for. I get a big bang out of mixing with the Hispanics. If you ever want to make a BFF just give a big smile at their kids. I think they sometimes are a bit guarded around a gray haired elder so the smile is a real ice breaker.

I'm not a big online shopper but I needed a no-longer-stocked battery for my home phone which I found at Walmart.com for $7 incl. shipping. I also picked up some 500 thread count Egyptian cotton queen size sheets package for $55. and they're terrific. Ability to read the customer feedback makes it soo much easier to pick winners from losers.

For my son's 21st birthday shopping spree we went to Kohls. He's long past the gotta have this brand and although the $200 jeans are alluring he'll settle for the nicer stuff he's learned he can find there (when they're on me).

The King Soopers (actually Fry's down here) that I often shop at just remodeled their fruit & veggies area with dark wood (looking) cases. Pretty snazzy and I assume it's to better compete with Whole Foods. There's a lot of tech visa residents from India that live in the area and the assortment of veggies includes as much stuff I've never tried as things I'm used to eating so it's makes for a real adventure. The "ethnic aisle" also has some fascinating choices.

There are times when I'll prefer the Target atmosphere/selection though. I'm also reminded of buying identical boat mocs (except for the label inside) at Walmart for 10%+ less. That's enough for a good part of the cost of a tasty Einstein Bros. smoked salmon and cream cheese bagel.

Generally agree but this is also why we're unlikely to get over-heated. The ever increasing value of the dollar is making our exports less competitive (at the margin) but imports more affordable. Additionally, commodities are always priced in dollar terms, at least for market futures/spot prices; part of the reason for falling O&G prices. This makes basic things like copper and other metals less expensive for us (along with muted global demand) which is a good thing. Lower crude prices along with better crops lessens the burden on those countries that need to import them.

So on the one hand.... but on the other hand....
