^^ That photo shows the CVC (of course not in its entirety) but also the potential of CVCs as things further develop and greater density is obtained on either side of them. Certainly makes for a neat effect, despite the frustration of them sometimes.

With the current housing market, any buyout offers would have to be very strong to persuade the owners to move.

What are the chances of seeing more towers going up north of this one? Specifically, 11th st and Guadalupe. There are some parking lots on there. Not necessarily tall ones but mostly infill. I realize that this area might block the CVC but it's definitely lacking in density. It feels a little odd suddenly seeing the tallest building in downtown after several stretches of flat blocks.

That must be one powerful neighborhood to deny density for so long. You could could increase the size of downtown by a third. Its only houses from Lamar to guadalupe and from mlk south to maybe 9th ave?

Just not happened yet. That is mostly commercial already and would be great to be residential again.
I would only want to make sure that the truly historical houses in that area are protected ( again, almost all commercial zoned already )

I figured a lot of those blocks were government or county owned properties. I don't expect skyscrapers ever going up but I sure do think density could be of good use in this area, without bulldozing those beautiful historical houses, especially the lot across that Travis County Courthouse on 11th St and next to the Bank of America on 10th st. There are a few more eyesores that I can't remember specifically but I think building some truly dense multi use buildings would help blend the historical houses a lot nicer than the bland concrete next to them. It's a bit of a depressing and uninspiring little stretch in downtown until you hit 7th st where those beautiful houses are. I feel it's gonna be even more noticeable once this 800-900 ft tower goes up.

There is a CVC from the sunken bandshell in Wooldridge Square that makes some of those lots virtually unbuildable.

Wow that's really interesting. And this would have been an awesome solution, at least as far as the pedestrian diagonal goes:

Good point, the creation of most of these CVCs was problematic to begin with. However preservation of a bad idea simply for the sake of preservation is a perfectly Austin thing to do.

This design would connect Wooldridge Square to the Governor’s Mansion and, if the parking lot next to Wooldridge tower into a park, to the State Capitol grounds with a pedestrian promenade. Years ago there was an initiative of some sort to align the city's CVCs with those of the state. I'm not sure how far along it ever got though. The state is highly unlikely to adjust their CVCs. So it pretty much falls on the city to work around them.

It went nowhere because people from all around Texas freaked out. Even modest proposals to correct some glaring errors where there weren't any actual views of the Capitol were too controversial.

My grandma was a strong proponent of knocking down every building taller than the capital dome.
