I hope they don't destroy the Bay street cycletrack the way Coppley did to Cannon. This is my most eagerly awaited project in town. Excited to see this rise.

What was the plan for George and Bay corner here? Is McMaster going to leave it as parking?

That’s their future second phase, eventually. Looks like it will be construction staging for this tower for now.

The most interesting part of this Minor Variance application, however, is that we have now learned that McMaster is planning a second tower, at the corner of Bay Street and George Street - and the application includes some preliminary massing concepts showing a 20 metre tower separation.

When that tower goes up, along with Vrancor's tower at the corner of King and Caroline, the entire block will have been developed. Will this be the first entire block to see all its parking lots filled up?

This should be a nice jolt for business at Jackson Square, Hess Village, and the retail strip along King W., which hopefully grows along the south side of the street as well -- get rid of those suburban-style plazas and Tim Hortons, and replace with retail units, either within the podiums of future towers or in 2-4 storey walkups.

Thanks King and James. Looking through old pages can be tedious. This site isn't as organized as Urban Toronto is.

My hope is LCBO moves into one of the commercial properties in one of these new condo buildings. The LCBO at Jackson Square is so small and sad.

That would be ideal for the LCBO to move to a new build around here and increase the floor space since the current store is pretty basic and lacks a lot of selection in wine especially. I go for beer primarily, but would be nice to have options. JS LCBO does a lot of postal code surveys and I'm always hopeful they'd open another store in the lower city as currently it's Dundurn, JS and Barton. Pretty piss poor.

Dundurn has better beer selection in my opinion. I'm hopeful they'll open another too. Jackson Square and Barton are too far apart. If you live between them, it's not possible for someone to walk or cycle between them, and transit in this city is mediocre, so, hopefully.

Does this development or the phase 2 even have retail space?

I mean for comfortable regular cycling for LCBO runs. For the amount you can actually pick up on a typical bike ride, they're pretty far apart. Especially since getting to Barton there's not really a safe route, and Centre on Barton is a suburban hellhole to walk, cycle, or exist at.

Cycling down Barton or Ottawa are not friendly, and they're nearly 6 I'm apart, which is makes it nearly 3 I'm to bike to if you live in the middle, which isn't at the max cycling distance, but shorter the better. Cycling to Jackson Square LCBO isn't great either, because while there's a bicycle lane down Bay, getting off your bike and finding parking and walking into what is essentially a mall isn't as convenient or nice as it would be to have an outward facing store. I honestly don't understand the thought process behind Jackson Square, who was it designed for? Pedestrians? Cyclists? Drivers? It doesn't feel like it was meant for anyone, which is probably why it continues to struggle to this day.

Now to get back on topic I hope that McMaster or another condo building nearby has a shiny new LCBO soon, and also that there is one maybe in the south end of the lower city between JS and Centre on Barton. Because McMaster condos would be a great spot because of all the grad students.

Haha! I know what you mean. That said Cannon and a few side streets will do it but the LCBO does deserve a downtown flagship location.

It would be nice if downtown could function as a real downtown. As David Cappi used to say though he wasn't ready to wait around for that. I'm willing to wait because I'm betting it's 5ish years away. But if Hamilton doesn't get its act together, we'll likely be moving to Toronto.

A decent couple of localized grocery stores will be a welcome sight when that comes to pass. LCBO also although I always stay away from walking along Main st. It's just so harsh.

Oh I will always support two way Main street. I support it right now. I don't want to wait for LRT. Do it now.
