I thought Farhi already owned this building?

If not, I can't imagine him buying an office building to tear it down and create another parking lot.

He likes empty buildings too. "a lack of tenants is our most prized asset" is one of his slogans.

His name appears on dozens of farms all the way past Guelph. It is unreal just how much the guy owns. Unfortunately he doesn't appear to motivated by anything other than trying to corner the market on real estate in SW Ontario. That is not a good thing, no matter who it is.

Came across this article on 199 Queens Ave and the Landlords application to demolish the old house on the property and eventually build a 33s tower which Tillmann Ruth Architects had done a artist rendering of. Of course we know its a parking lot now.

Demolition of the vacant house at 254 Hamilton Rd is now well underway with excavator working from back to the front. Also a house a little to the west of this one at Pearl St also has construction fencing around it and looks like it might be coming down soon. Budget Demolition is the company taking it down.

Interesting purchase by Tricar. This is the home immediately west of Channers. I wonder where else they might be looking for a land assembly for future projects down the road?

price $1,200,000
seller Named individuals
buyer Tricar Properties Ltd.

Looks like Telus the new owner of Start.ca is unloading some of their property. Pretty sure Start.ca owned this property so it's not surprising that Telus has sold it off. Question is who bought it and what are the plans for it. The two story commercial building and parking lot is quite large and could be redeveloped for a high rise.

700 York Street
type Office-commercial building
price $4,550,000
seller 2547093 Ontario Ltd.
buyer 1000481111 Ontario Inc.

I don't believe Start did own that building. They own the land on the south side of York with the warehouse and intended to build their head office building there. But I'm pretty sure the move into 700 was a temporary measure between their old location on York west of Richmond and the new build.

Whether or not Start.ca owned the property it could be mostly vacant soon. Hopefully the new owner has big plans for it. It's a prime location for redevelopment on the BRT.

Saw a soil testing drill rig working the triangle of land between Wharncliffe Rd and Hamlyn St. Not sure who owns this property but it is mostly agricultural now except for some corner edge properties. Certainly large enough for alot of potential uses from commercial/retail to residential.

Another example of the London Plan failing to deliver what is needed today and for the future. It is increasingly obvious that the London Plan is becoming out of date and irrelevant to the future direction the City needs to go.

Sherwood Forest Mall could be an excellent location for residential development but the London Plan says no.

Wonder if they are planning to demolish the small plaza at the back of the property? Having trouble envisioning where 4 buildings are going to go along the back of the mall if that plaza stays. As for the idea that the buildings have to front a street, there are plenty of multiple building complexes where you have one at the street and then a bunch more behind them. Granted, those were built under previous official plans (Kipps Lane, Huron St off the top of my head), but I don't see how that should be something to stand in the way now.

I'm curious if there are any NEW constructions beginning in the core.

Right now there are a plethora of new buildings under construction but most will be finished within a year. That will bring a flood of new inventory onto the market {which London desperately needs} but I don't know of any new buildings started. What happened to the Wellington proposal opposite VP?

If there are none, it could be a 3 year gap between when the current buildings are open to when the next ones will be. London needs more mid-rise buildings in the core that can be built much faster to fill the gap in both time and parking lots.

There are zero new starts in the downtown core and there hasn't been a new start in about 2 years. There is another thread here for speculating on what the next new build will be. Would not be surprised to see nothing until 2024 given the current financial realities. New residential starts have dramatically slowed down in London and Ontario for that matter. There are sub divisions with serviced lots and paved roads with zero new homes being started (not even a model home). ie: The new Jackson Rd sub division east of Summerside.

Two cranes have just been erected at the Northwest corner of Wonderland Rd. North and Fanshawe Park Rd. West. One of them is tall enough for a 16+ storey building.

Westdell Developments announced today on their social media pages that they have acquired White Oaks Mall.

https://www.instagram.com/p/Cvun5TOsQ2R/

They said that they have the intention of "continuing the legacy" of the mall while also "implementing strategic enhancements to elevate the overall shopping experience."

Will be interesting to see what their vision is for this site, recognizing that this is right in a transit village, and right across the street from Drewlo/Auburn's 18-22s mixed-use redevelopment
