8th Grand & Hope tower clears three appeals at City Planning Commission
Mitsui Fudosan America is planning 580 apartments in a 50-story building

Developer Mitsui Fudosan America is one step closer to redeveloping a parking garage near Whole Foods in Downtown Los Angeles with a skyline-altering apartment tower.

On July 13, the Los Angeles City Planning Commission gave its approval to Mitsui Fudosan's Park Terrace at 8th Grand & Hope project, which is named for its location along the north side of 8th Street between Grand Avenue to the east and Hope Street to the west. Plans call for the construction of a 50-story tower which would feature 580 studio, one-, two-, and three-bedroom dwellings above 7,499 square feet of ground-floor commercial space and parking for 640 vehicles.

Like many other recent Downtown high-rise projects, the Gensler-designed 8th Grand & Hope tower would adopt architectural elements common to LA's famed Mid-Century modern homes. Additionally, the building envelope of the tower would incrementally shift its mass back from Hope Street as it rises, creating a series of amenity deck for residents and giving the tower a unique profile. Plans call for an exterior of glass, concrete, aluminum, and stone.

While residences would line the full Grand Avenue side of the building, above-grade parking - screened by landscaping - would be located along the western side of the property facing Hope. However, the floors of the garage are being designed without a slope, offering the potential to convert that space to an additional 189 residential units at a future date.

Additionally, I think this and the Olympiad towers would be the best architecturally in DTLA. I love those renderings.

Think about it like this…the 3 tallest residential towers will have been built in the past few years. Who in their right mind can say that there isn’t a demand. I know a few people with money of course, say that the convenience of certain things is a major draw for DTLA. I’m still somewhat surprised that so many of these towers can charge what they are asking. But people are paying these high prices. Some may say I pay too much…but my view is magical.

Interesting, the data center rendering makes it look like it'll be about 24 stories tall. I understand it'll be around 12 but that's a great height for something with that few floors lol.

Being that it’s not residential and specifically designed for data…it’s no telling the height of each floor. But that would be cool if it’s like the rendering.

In that top rendering for 8th grand and hope showing the aerial view of dt look at that whole foods 8 story shoe box just hogging up that entire block in such a prime location not allowing for anything else to be built around it. It makes my stomach churn just looking at it. And people have the nerve to think we need 1000 more of those things.

The 8th Grand and Hope tower, as well as the data center right next to it are right across the street. Not to mention Atelier being across the street on the south side. That map posted with the renderings sort of belie this argument.

You’ve said nothing about the new tower that’s more than likely to be built. Only shows the mindset you have…hilarious. If the Whole Foods 8 story building makes your stomach churn…maybe you shouldn’t even waste your time looking at DTLA.

And I hope the proposed tower at the Bloc gets built across the street. That'll be twin 50+ story residential towers at that intersection making an impact on the skyline.

Downtown residents need places to go grocery shopping too.

We wouldn't want it to become a food desert, where at least one-third of the area's population is living more than a half-mile away from the closest supermarket or large grocery store.

I personally would love to have a Trader Joe’s here. The closest one is USC and Silverlake. A Trader Joe’s would be awesome.

became a lot of real estate in Century City.
I think anything over 7 stories must be
rendered in steel. That's why you see a lot
of shitboxes popping up. So cheap.
Those should not be in downtown.

You're forgetting that the entire block was just a surface parking lot not a decade ago and now it's easily one of the busiest places in DTLA. It has the 2nd most trafficked Whole Foods in LA, a Wells Fargo, a new restaurant coming in, and a nice set of apartments above it.

I get the you want every lot to be a 60-story multi-use tower. I do too. But this is pretty damn good for what it is.

The Whole Foods lot is OK. What makes me sad is that the prior proposal there was SO MUCH better. Not just because it had more height, but because it was actually multiple buildings that broke up block more.

Any ideas on what might become of the Broadway Trade Center? I can't imagine creative office space being the primary usage. I also can't see a large high-end department store occupying the space. And, for whatever reason, I find the building to be "too special" for residences. I think a combination of food, drink, and high-end retail (like a Harrods or ROW DTLA) would be nice.

Just for context another reason i dont like the shoeboxes is because I dont live in DTLA I live in Beverly Hills but i can see DTLA from my house I can even see it when im laying in my bed. I have a telescope and enjoy seeing the construction but i can only see the taller towers I cant seethe 8 story shoe boxes.
