On the night of this meeting, passionate people filled the Jewish Community Centre, gesturing at pictures, and discussing the emotions they evoked. After they were done at that art show, a few would make their way over to the largely empty auditorium where this pre-application open house for the Shawn Oaks redevelopment was held, before quickly departing. Yet, if they would have stuck around, they may have been left speechless by what was revealed in this room.

I was shocked to overhear the plan to renew the Louis Brier Home & Hospital was in serious trouble. While not part of this enquiry, as neighbours they are closely related, which is why city staff, and the applicants behind that proposal tried to convince city council to process them together. Ultimately, they declined, and moved each ahead as separate enhanced rezoning processes. Which is lucky for the team behind the Shawn Oaks site, otherwise it would have stalled too.

The Heather Lands look like coming to life.

"Aquilini Development in partnership with the Musqueam Indian Band, Squamish Nation and Tsleil-Waututh Nation has applied to the City of Vancouver for permission to develop the temporary Heather Lands Presentation Centre on this site, consisting of:

A one-storey building, with a building height of approximately 6.4 m (21 ft.)
A building area of approximately 750 m² (8,073 sq. ft.)
A building that references the traditional Salish Long Housing and will serve as the commercial sales centre for multiple phases on the 8.5 hectare site."

And it's being demolished, which might make it challenging to use it to sell later phases of development...

As long as it’s not going to be an Airbnb, people are fine with this.

Item #3 – 550-606 East King Edward Avenue - Low
Very few faithful economic contributors fear these rental homes will bring criminals

Item #4 – 3581 West 30th Avenue – Low
The opinions of a former three-term city councillor have failed to garner much attention.

Item #5 – 2596-2660 East 41st Avenue – Very Low
It has the support of the local BIA (pg 2), and people are already asking how they can apply to move in

Item #6 – 3539 Hull Street – Very Low
Rental townhomes are about as gentle as increased density gets

Item #7 – 5650-5690 Blenheim Street – Very Low
A taller building a block to the west was approved without any opposition speakers in 2021.

They have to raise it to CoV Flood Construction Level for the site grade.

The construction timeline was from a May 2023 presentation. And on their project page they say 2027. So no idea which is correct.

As this is the last public hearing until city council returns from their summer break in September, some may have hoped its agenda would consist of some minor items. Well, Hannah and I have bad news, as like the Duplex amendments in 2018, or last year’s Broadway Plan, there’s one last contentious matter to handle before everyone leaves. Still, this afternoon begins easily enough with Item #1 which corrects a few minor spelling and grammar errors in previously approved bylaws.

Item #2 has already gone through some revisions of its own, as this six floor rental building, once included a private daycare, and education facility as the later was removed to provide more homes. Of course this evolution pales in comparison to Item #3, which started its journey on the Cambie Corridor back in 2016 as a strata building. was approved, then withdrawn, switched to rental housing, and then back again to condos, for reasons unknown to us.

Nor did that delay appease the Riley Park South Cambie Vision Group, who believe several concerns remain unresolved. Conversely, the only complaint anyone had about Item #4,was that this six floor building could increase traffic congestion around the nearby Broadway-Commercial SkyTrain Station. Which bring us to the finale, the latest battleground between those who support more housing, and those who prefer the status quo. Item #5 would amend the False Creek North Official Development Plan to enable three buildings.

At first it looked like the latter group would dominate this event, having submitted hundreds of comments, and a few dozen letters to city council. That is until yesterday, when Russil Wvong issued a call to action on Reddit, and led a virtual army of hundreds of Vancouverites to warmly welcome 650 below-market rental homes, a new fire hall, and a daycare into Yaletown. With that, it’s time for you to pick a side, or take a deserved break.

Backlash Expectations

Item #2 – 2001-2025 West 41st Avenue and 5683-5687 Maple Street – Very Low
Only one person spoke against the approval of an adjacent six floor building in February (pg 9).

Item #3 – 618 West 32nd Avenue – Very Low
A similarly sized building, albeit with less housing, was unanimously approved on this site in 2017.

Item #4 – 1961-1995 East Broadway and 2465 Semlin Drive – Very Low
There’s literally only been a single comment in opposition during this entire review process

Item #5 – False Creek North Social Housing Delivery: Amendments – Extreme
There’s been ~500 comments, and 41 letters to council against these below market-rate

Turns out most people are actually supportive of housing, it's just more motivating to be against something than for something, so being against those opposed motivated people to support
