True. King George doesn't need more lanes - Surrey needs more travel options than cars. Transit is slowly getting better (Skytrain down Fraser Hwy will be a big improvement). Now what's needed are some wider sidewalks on busier streets and somewhere for bikes and other micro mobility.

Thankfully the main north - south streets are better than they used to be. Both 128th and 132nd used to switch back and forth between between 2 and 4 lanes. 140th, 144th and 148th have gaps and don't cover the whole distance from Hwy 10 to 108th Ave (although they do provide some relief to King George).

Most of what I've been hearing has been east - west avenues finally getting some badly needed work done. Anything to make the roads more grid-like will take some demand off King George. Also if they ever get around to building Skytrain on King George between Surrey Central and Newton...

The buildings directly beside the Billiard Hall and mini-mall on 104 have all been flattened.

I'm always amazed at how quickly structures come down compared to how slowly they get put up.

Edmonton-based developer Haris Thiara, president of Everest Development Group, is defending a four-year delay in construction of a nearly sold-out Surrey condo project that is now not expected to complete until December 2024.

But, unlike some other Metro Vancouver developers who have bailed out of troubled projects, Thiara said Everest would meet the new deadline and honour the original prices.

The Centra, a 167-unit, 23-storey condo tower at 13852 101 Avenue in central Surrey, was issued a development permit on October 4, 2016, and building permits in 2018 “allowing the start of construction”, according to the City of Surrey.

It makes sense that forcing a car dependent area into a walkable downtown would be a challenging thing to do overnight. As much as public investment into kickstarting that process is necessary and could help other cities, I can't help but notice they didn't really mention Surrey's advantage in being located in one of the most inflated housing markets in the world with a decades long housing crisis, that must of helped too, it's not like Winnipeg could throw down a similar public investment and achieve similar success as quickly as Surrey did.

It's also weird praising Dianne* Watts as some sort of urbanist "reformer". She was much more concerned with cleaning up crime and increasing property values for developers in the area than any urbanist motivations. After all, she lives on the other side of the city in a mansion in a completely car dependent area.

I like the vision of Surrey City. There will be more college, office, tech/medical buildings in Surrey.
The future terminus station for a high speed train from Seattle will help a lot.
Surrey is missing tourism and a night life which is an important part of Vancouver.

Interntional tourism is not happening and HSR to Seattle is a waste of money. What Whalley can do is capture local demand South of Fraser. That's almost a million people that mostly go out of town to do stuff. Doesn't need to be that way. Need to focus on drawing in local dollars. Need a city plan for entertainment district. Even basic stuff like a cinema would help

Kind of ridiculous how there's basically only two movie theatres in all of Surrey, and neither of them are in Whalley; there should be one big one near Surrey Central. A convention centre wouldn't hurt either.

Hey don't forget about the Caprice in South Surrey! They're pretty lucky the Cineplex in Grandview never came to fruition.

I love how all of Metro Van has this unspoken agreement that Playland doesn't count.

Assuming Six Flags, Disney or Universal are interested, by all means! Pretty big assumption though, since they tend to avoid winter countries; Surrey might need a giant dome like the late Universal Moscow.
