360 W 2nd Ave - June 9th, 2023 - My photos

https://www.instagram.com/p/CtpeJCzyx12/

A few more shots from 360 W 2nd Ave demolition. It looks like the partially demolished structures have been completely taken down as of Wednesday, but the corner building remains standing. Unfortunately, I won't be around the area to grab an updated shot for another couple days.

Fortunately, that doesn't appear to be the case for this MIRHPP. It seems the reason work on the site stopped a couple months ago was because of a delay in securing a stage 3 building permit (above ground construction).

It also appears that a new code consultant may have been brought on board as the city inspector was looking to arrange an introduction meeting with them.

Either way, things are still moving ahead, it's just all happening behind the scenes.

Is the idea to keep this functioning past 2030? I have not kept up on the proposal to renovate the whole grounds.

5505-5585 Oak Street (Shawn Oaks) Pre-application Event Notice

An Enhanced Vision Promises To Reveal The Future Of Shawn’s Hidden Oaks
5505-5585 Oak Street (Shawn Oaks)

Normally when we become aware of a pre-application open house, Hannah and I dive into the area’s history to create a more compelling article, instead of a brief brochure for a meeting. The problem is that, despite having gone past this site numerous times, neither of us could really tell you much about it. In fact, until a couple months ago I didn’t even know that Shawn Oaks was comprised of five, fifty-four year old strata buildings.

Ironically, we already know what might replace these seventy-two condos hidden behind the large hedge wall along Oak Street’s 5500 block. We just hope the design of these two twenty-eight and twenty floor towers is unique, otherwise they’ll blend into the transformation of the Oakridge Transit Centre that was approved in 2020. However, without the intervention of a higher power, this mix of strata, and social housing apartments, along with a city-owned daycare, would have vanished like Homer Simpson.

Chard CEO interview on Marine Landing

Quote:
Both of those projects are also strata. What are some of the considerations that go into deciding whether to go leasing or strata?

Number one: the size of the project is really important. It is also the ownership. Is this a long-term hold for us? Is leasing more valuable? It’s also about the amount of equity, so really it comes down to a business plan and also the market. What would the market rather absorb?

As we’re seeing, there is a market for users wanting to own their space, because then they control their business, and they’re not subject to a lease that expires in 10 years that could affect their business operations. That’s where we’ve seen strata become more and more popular, because business are in more control of their future.

What causes that kind of thing? It looks like it's additional work to open up the rebar, I'm not sure what the previous state was.

Judging by the historical streetview (2009), this work has been done before.

It's actually worse in the 2019 Google Maps. You can see a huge gap between those columns and that horizontal level of concrete. And then sometime between then and 2022 they sealed it.

If you look at the slab above the balconies there's a lot of bubbles (surface voids) in the concrete. Even the rest of the columns for that front arch section have lots of bubbles.

One of the sales listings for a unit

They painted the main building but you can see the same bubbles in the concrete as well.

Sounds like the kind of long-term development lot Concord would have bought up.

Ah, well.

Did they ever send a rezoning to the City?

June 29th, 2023 Public Hearing - Divine Rental Homes Incur The "Silent Majority's" Wrathful Petition

Public Hearing – June 26th, 2023
When Hannah and I discuss our expectations for these public hearings, we consider public feedback, our experiences at the open houses, and previous reactions to nearby applications. The problem is some of these neighbourhoods haven’t seen any development for decades, in-person events are just restarting, and correspondence for Thursday meetings are released mid-week. Fortunately, its safe to assume there won’t be any opposition to Item #1 as it designates the BC Mills Houses on Hawks Avenue as protected heritage properties.

That won’t be an issue for Item #2 as another six floor condo building near the King Edward Canada Line station won’t generate much interest. Item #3 is a similarly-sized condo building up the hill beside the future Heather Lands, and will likely meet the same fate that awaits it neighbour. After all, some things are simply inescapable, our grandparents deserve to be comfortable, and we all get old eventually, which is what Item #4 hopes to address.

We often hear affordable senior’s housing is something anyone would support, which is why the vitriol directed at these homes is sorta puzzling. Others may be surprised Item #5 garnered even a single complaint as it will add 128 rental homes near Victory Square. As for Item #6, advice from a higher power may be needed to determine why a plan to add three floors of rental homes to a church near near Main and West 41st has angered hundreds.

Backlash Expectations
Item #2 – 4261 Cambie Street and 503 West 27th Avenue – Very Low
The only interest has been from the neighbouring nemophilists
Item #3 – 5079-5161 Ash Street – Very Low
The approved plans for the adjacent Heather Lands are far more ambitious
Item #4 – 3132-3150 Rosemont Drive – Low
Even affordable homes for senior citizens have their critics
Item #5 – 314-328 West Hastings Street – Very Low
People are already asking how to submit an application to rent a home here
Item #6 – 109 East 40th Avenue – Moderate
A misleading petition from the Riley Park South Cambie Community has garnered over 200 signatures

Thanks FF. Wrote in support of the E 40th rezoning. The rest seem like they can stand on their own two legs.

And they did. All six items on the agenda passed - E 40th took a little longer.

This one is flying under the radar.
Post at SRC shows it 4-5 storeys above grade.
