No kidding. It's so ideal it's bordering on utopian.

Make it a City Center for Vancouver, and give it a 4 or 5 'quadrant' system, the same as Burnaby.
So City Center, Oakridge, Jericho, Oakridge, Hastings-Sunrise, and Joyce.

Be sure to leave your feedback in the survey. You can guarantee the NIMBYs will be.

Knew I forgot to add something. Grocery store, Cineplex... and what's the third one?

Positive feedback on Vancouver's Jericho development, but massive scale questioned

Quote:
“It’s our land to develop and it’s really exciting that we finally have it back,” said Grant. “People in nearby surrounding neighbourhoods can have their input and we might listen to some of it, but it’s our land at the end of the day.”
Ouch, reality hurts

Really like the water features - maybe we should get the MST to do all the city's landscaping!

Renders are one thing. I love water features but they are typically a giant PITA to maintain. The City recently added a number of fees to them as well.

I understand that these "water features" are more like storm ditches than landscape areas with fresh water pumped in. Think Hinge Park or the ditch along East Park in O. Village, or the St. George St rainway.

Yeah, maybe ok, maybe gross, depending on the time of year.

I think the restoration work at Volunteer Park & Tatlow, and then at Canyon Creek over by Spanish Banks will set the stage of how the Parks Board can make this work.

Khelsilem just hit back with a blog post:

Quote:
The Future of Vancouver is Indigenous-led City Building

The Iy̓álmexw development will become Vancouver’s newest neighbourhood building on the legacy of the former Indigenous village that once existed nearby at Jericho Beach. It is an invitation to build not just structures but a community that reflects our values, our need to take action on priority issues and provides a high level of livability for all who call it home...

... Amidst the recent discourse, critics say they want scaled-back, Paris-style 8-storey buildings, pitching unrealistic alternatives. Yet, our neighbourhoods crave a dynamic blend of architectural forms. Unlocking the potential, the critics should call for the City to upzone nearby streets currently with single-family homes into vibrant mid-rise apartments, fostering Parisian, Barcelona, or Berlin-inspired neighbourhoods...
T.K.O.

Without the MST being the Malcolm X to the City's MLK, would Point Grey even consider eight-floor anything? Of course not; they're just forced to move their goalposts in order to keep pretending they're reasonable and non-obstructionist.

This is a good place to put the 'town center' of Point Grey. IMO, Vancouver needs more suburban town centers than just Oakridge, which would increase max density here

My only other problem is the lack of existing retail around Jericho (not sure about the amount of retail in the development itself), which is probably a good reason to at least build a Samasat station too rather than either-or Jericho or Samasat.
It might be low-ridership, but I still think it's worth it in terms of long-term planning.

Walking from Jericho to Samasat isn't really great, since Samasat is on a higher inclination.

It's called Sasamat, and there won't be a station there - that's the one that has moved to the Jericho site. There's one at Alma, and then the terminus station in UBC.

There may or may not be a Blanca Station several decades from now; two stations for Point Grey is already fairly generous. Jericho Hill's not atrocious if there's a way to walk E-W and N-S instead of directly NE-SW... and it looks like there will be one.

Kits beach is jammed. Jericho and further towards Spanish banks is huge and while it's well utilized, there's plenty more park and beach space for people. They'll use it when they live close by!
