Renovation Work Progresses At 141-43 North 4th Street In Old City

Quote:
Philadelphia YIMBY’s recent site visit has observed continued progress at a renovation and vertical extension development at 141-43 North 4th Street in Old City. Designed by Designblendz, the project spans a through-block site that stretches from North 4th to North Orianna streets. The project involves renovation of a historic four-story, 18,160-square-foot building on 4th Street and construction of a six-story, 19,406-square-foot extension at Orianna Street. The development will span 37,566 square feet and offer 36 residential units, 13 off-site accessory parking spaces, and accommodation for ten bicycles. Permits list Pioneer Construction and Development Corporation as the contractor. Construction costs are specified at $2.86 million.

I don't really care for turning the Parkway into a museum "mall".
Green space is green space and is finite in the city.
Calder sort of makes sense. A good home for the sculptures.
Central Park has the Met but hasn't eaten away the park further.
Looking forward to seeing some real plans for the PARK of the Parkway.
This is Philly's Central Park and needs to be treated as a park.
I hate referring to it as the parkway which implies a highway IMHO.
The African American Museum definitely needs a new home but in my opinion it shouldn’t be the public court building. That building is begging to be a hotel with 24/7 activation. It’s an incredible building the city can make money on instead of giving it away. The African American museum will be better as a newly built museum. The public court building has historic mosaics and murals that are largely irrelevant to African American history. I know they’re historically protected too and will be cumbersome to renovate it into a museum. It deserves to be a grand hotel with a rooftop terrace for events, just like the hotel in Paris it was modeled off of.

IMO this is a good thing for city council to look at and build the subway. So build land to develop on without impacting the neighborhoods too badly. Would push Philly to 2 million people living here.
This is especially great to see since the city has historically taken on the task of building subways, not SEPTA or its predecessors--with the exception of the Market Street Subway (City Hall to the Schuylkill River), which is the only US subway built entirely with private funds.

It makes me so happy that he will not be running for reelection. Clarke and his thinking is an impediment for the growth of the city and for SEPTA. I hope this car-brained line of thinking begins to die when he leaves Council.

To be frank, I wouldn't point to 16th Street as a model location. It has just as many drugged-up panhandlers as any of the other Center City locations, and it isn't just a window; they have grab-and-go items inside (emphasis on grab). I have been in there on multiple occasions when someone causes a ruckus by grabbing a handful of product and dashing for the door over security's half-assed attempt to stop them. In such a small, closed-in environment, it's alarming.

Also, given its close proximity to the subway, many of the urban students pack in around 3pm and shoplift snacks or drinks for their train ride home.

For some reason, Wawa hasn't been able to hit the mark on delivering a safe, clean, and quality experience in its urban locales.

Inside is only open from 6am to 6pm after that its window pick up only from 6pm onto 6am.

Also you can only pick up from the window if you order & pay for it on the wawa app. Otherwise no ordering from the window.

They just need to adjust the inside hours to avoid the school crowd & it will work.

Wawa has a security issue point blank period. All other stores with theft issues hire real security Or police & it cuts down on the issue big time.

Ive been watching this for years & wawa just wants to do it the cheap way.

Is Driscoll Henon's replacement? If so, seems like an upgrade.

Dammit. Well, that was inevitable, I guess. That article is behind a paywall. Did they announce a new date?

The groundbreaking was scheduled for today but has been postponed, but early construction activity has begun. There is a good video by the landscape architects linked within the article. Should be on youtube.

More info on the HS WaWa closure:

Neighborhood groups had complained to Wawa about aggressive panhandling, crime, and drug use at the store.

by Mike Newall
Updated on Jun 16, 2023, 11:15 a.m. ET

The Headhouse Square Wawa will close July 16, a company official told the Inquirer. The move comes after neighborhood associations had complained to Wawa about aggressive panhandling, crime, and drug use at the store and outside on the sidewalk.

The site will become the sixth Center City Wawa to shutter since 2020.

Joe Dain, co-founder of the Delancey Square Town Watch, which was formed earlier this year, said his group and other neighborhood organizations had met with Wawa officials in April to discuss ongoing concerns at the Headhouse Square Wawa. By that time, the company, he said, had already taken measures to curb panhandlers and other public nuisance issues, including curtailing its hours, hiring private security and working with city police to provide patrols.

“There were certainly efforts being made,” Dain said. “What we were addressing was the fact that more needed to be done.”
