For the very reason that if there's a problem that needs to be fixed or replaced, you don't want anyone "chipping", cutting or otherwise breaking the concrete structure to access them since that puts the structural integrity of the entire building at risk.

And I doubt that that's what happened here anyway since the concrete falling apart looks like began to happen before any mechanical or electrical problems arose that had to be fixed, just after she had moved in.
This was more likely a suspect job done during the pour, only becoming apparent after the building was completed and most of the settling was still happening along with the loading of people moving in.

I would be apprehensive about the patch-up job they've done since it seems they just applied on some filler concrete to cover the gap.
Have they checked to ensure the steel reinforcing rebars were uncompromised?
Maybe that might have been at the root of the problem to begin with.

It's why I think they have to conduct a full check of the entire building to make certain the problem isn't systemic and won't crop up elsewhere down the road, because maybe it might have been a bad batch of concrete mix on a particular day that wasn't properly prepared, and now it's just another tear elsewhere waiting to happen.

To just come in and slather on some concrete and paper it up with some drywall or paint and say "Problem solved. Job done!",........I don't know about that, ......and I'd be wary if I were any of her neighbours or anyone else looking to buy that unit or even move into the building.

Sorry to tell you but that is 100% false. Most of your duct is in the slab also smurf tube for all electrical, and fire alarm plus hydronic heat are cast in place.

The Cariboo Heights community plan currently designates a number of forested, and as-of-yet undeveloped, areas under a residential designation. Under the current community plan, the residential designation of these areas means they could be allowed to be developed, if there was an interest in doing so.

But after the city’s environmental review of these areas, a staff report suggested re-designating a large, forested and as-of-yet undeveloped area in Cariboo Heights from low-density multi-family residential to park and public use.

Has there been any progress on this?
The Committee Report recommended moving Study Area A to parkland, but nothing has happened since.

This would be a good place to expand OMC4 into, considering it's above sea level and owned by the City of Burnaby.


It could eventually be expanded further west all the way to Robert Burnaby Park, leaving room for the Stormont-McBridge-Edmonds connector (which would massively improve the connection between Burnaby and New Westminister.)

Even just making it 2 lanes instead of 4 to avoid congestion in New Westminster would still be a huge boost.

Site proposals for three Metrotown locations for the new City Hall are now available and seeking public feedback! Someone not on mobile can maybe post the images, but my order of preference is Bonsor Park, Firefighters Pub and Library Square.

I think the Library site has the most prestige. It's among other buildings and stands on its own.
The Firefighter's Hall site looks like it's shoehorned in and an afterthought.
The Bonsor Park site is a bit odd surrounded by playing fields.

Option 2, simply because it seems to come with the tallest tower. And it would be fitting for Burnaby City Hall to be a skyscraper.

I think there will be a tall tower regardless of site. The Bonsor site will give a landmark building some room to breath. Firefighters lot will blend too much with tall towers that will eventually replace the mall, althoughI like the aspect of it being located over the street. Library square is small and I like the gardens as they are.

I like that the vision is to bridge all options with the new Skytrain guideway park.

In options one and three the tower seems to appear as just a mid rise (120m range) but in the second option it looks to be potentially pushing over 200m.

The firefighter's pub option would have very small floorplates. I don't know if that would be a good fit for a city hall's needs.

Based on that sketch the tower would have a footprint ~8000 sqft so to get 355,000 sqft could be pushing 200m but would more likely be in the 170-180m range?

I have issues with all the options, though the one that makes the most sense is Option 1, given its proximity to the skytrain station and the long-term plans for skytrain to Brentwood/North Shore.

I hate Option 2, it looks shoehorned in and feels too constrained to have the grandeur that a City Hall should command.

Option 3 is a bit isolated and though is still conceptual, the site plan does not make sense to me. Why is the building situated so inset and by fields? The rec centre seems so inaccessible and hidden. The issue here is skytrain access but I like the site because it would allow the retention of the Burnaby Library, whose gardens I really adore and wouldn’t mind preserving in their current situation.

I’m stuck. From a planning perspective, Option 1 seems like the best idea but selfishly I’d like an improved Option 3 with some rejigging of the building components.

It looks like with that layout the existing Bonsor Rec Complex could remain mostly or fully intact while the city hall and new rec centre are built.

Is brutalism finally back on the menu? It would definitely stand out against the rest of Metrotown!

Personally this feels a bit like the Burnaby Mt. Gondola three "options". Option 1 is the obvious easy choice, and the other two are just there to give an illusion of choice. Might be just me though.

Don't love any of the options but if I had to choose it'd be the library. How about option 4 though of the Maywood school site which is a more spacious location? Looks like there's also some old rental buildings next to it so the city can stay on brand by demovicting all the tenants and take the all the land between Dow/Imperial/Central.

Option 1 is pretty great. Library square would have to be drastically altered, but not in a bad way. I am slightly disappointed that the existing library building couldn't be utilized, but moving all buildings to the north half of the block will allow for maximum sun exposure and optimal connections to the Skytrain and BC parkway for the plaza. And while Kingsway/Willingdon will always be Metrotown's most prominent intersection for vehicles, building City Hall on Library Square will reinforce McKay/Central as the gateway to Metrotown for pedestrians, Skytrain passengers, and cyclists.
