I hate how they are preserving greens, but like the pathway to freedom parkway idea. It appears there are only three property owners between new city property and freedom parkway, including the greens property owner and hotel clermont property owner. The other owner owns the Dugans property, which has been rumored to be redeveloped. I’m thinking some of these properties will be redeveloped to face the new path. Would also be a boost to the clermont lounge/hotel with an east way to walk there from the Beltline which didn’t involve walking along ponce. I’m guessing the path on park property between bonaventure and north avenue on park property would not be built by the developer, but would need to be finished by the city or path foundation. Might not be a priority but would be a great connection to the Beltline once completed

Yeah I've kinda gone back and forth on the plan for Greens and I don't think it would be too difficult to design something cool and interesting for them as the base of the new building. But I don't hate this.

I love the design of the building itself.

At the Beltline DRC presentation, New City mentioned that development team is working with Green’s to potentially expand and make improvements to the store in exchange for being able to build above the store.

The way it cantilevers over Green's looks industrial in a bad way. They at least need to back it up to the property line— truthfully it might be better if the building was stairstepped in the other direction, away from ponce. Maybe they can cantilever over the lot in front of Kroger?

I’m more interested in what they’re going to do to fill the area between 725 & 715 Ponce. That’s still a huge gap and with the demand in the area, should not be limited to car storage & hostile pedestrian environment. I would put housing on top considering the proximity to the grocery & transit.

I agree. I have been keeping an eye on this spot for a while and knew they were going to develop it eventually. I assumed it would encompass the parking lot and the mini parking deck. Surely they wont leave it like this forever

Publix eyes Old Fourth Ward for new store

I HATE it. There is no parking lot. It's too much unlike what Fuqua would build. This should NEVER be built in Atlanta.




I was in Nashville a few months ago and there was an apartment building built on top of storefronts AND a Publix with a parking deck inside the development. It twas nicw.

This area has potential to become a dense node, with more of an affordable angle than areas right next to the Beltline. A grocery store is really good news for the area.

Speaking of lipstick on a pig ... holy shit, what a nightmare.

I've said this before, but Midtown should ban garages like that. I'm fine with parking but it should be disguised with a facade. If Novare can do it in the 00s there's no excuse for not requiring it now.

I like the building behind it on the left side

I’d love to see all corners of that intersection get redevelopment, except the one where Blake’s is, I like that old row of storefronts.

Yeah, this is ridiculous. I don't even mind the look of the tower, but that blank wall for the garage is just inexcusable. A handful of of opaque windows would go so far.

That rendering was from the retail leasing flyer and may not be 100% accurate (I hope). The deck would be a significant step down from what they presented to the DRC.

Don't understand how a developer can present one rendering to the DRC and build something completely different (i.e. parking façade). Should the DRC or city require better quality materials similarly to what the city required for the Hotel next to the fox.

I get the idea that the façades and parking podiums of these 2010s era projects are going to look dated pretty quickly. I know that in the 1950s and 60s there were a lot of older buildings that got re-cladded. Maybe we'll see another decade with a lot of similar work being done on these more lackluster projects.

Just saw this planning permit. Maybe Center for Puppetry Arts is selling the southern part of their lot? Currently a one-story windowless building (I believe used for puppet storage) and a surface parking lot.

Concept review committee
"Inquiring on the permissibility for a right-in, right-out on the north curb-cut of 17th Street between Spring Street to the east and the I-75/85 Connector to the west for access into a retail/ residential high rise tower and parking garage. The RIRO will enable 2 desirable "corner" retail parcels and offer another means of ingress and egress to retail patrons and tower residences."
