Yeah I’m with you on that one. This is the best plan for what could be achieved without demolishing the entire mall and immediately building something wide spanning, which is not feasible in this city at this time.

It sounds like all the vital players in the province are on-board with this project. The PC's are supporting it, the NDP are the ones expressing "cautious optimism", which is all you can expect from an opposition party in an election year (and from anything Bartley Kives writes about the city, IMO). I can't see the Feds turning down funding for any of this, as it all follows their stated goals.

It will be interesting to see how other downtown developments may be affected by this project, if at all.

It has been stated (I’d have to find it) that the Feds are confirmed in. So everyone - the old owners, The Peterson Group and The Forks and all 3 levels of Government are in. It sounds like it is all up to True North to sign on the dotted line to get this project going.

I wonder with this new health wellness building, the level 5 bio hazard building on Arlington they will benefit more with doctors from the CDC with the new Atlanta flight. More medical travellers.
Right isn’t CDC Hq in Atlanta

I wonder how many face to face meetings between the Canadian Microbiology Lab and the CDC lab have been replaced with Teams and Zoom virtual meetings?

If somebody is collaborating on experiments at either of the labs, then the direct flight will be a big help if they have to be hands on.

As a point of pedantry, CL-4 is the standard to which some of the lab space at CSCHAH is built. No such thing as Level 5.

Back on topic: Is it expected that that the tower portions will be built first? Last? Concurrently with the rest of it? The whole project is cool, but this is the Skyscraper Forum, after all!

I am actually curious is there enough interest from Pan Am or whomever will be taking over the health building to fill 15 dedicated medical floors? Seems wild to me, unless I have misunderstood something.

It seems to me that a huge portion of the project is being built around Pan Am/Shared Health's needs, so I would imagine that they'd be intimately involved in the design process. In other words, I don't think TNSE is speculating here... if the tower is going up 15 floors, it's because that's what Pan Am and Shared Health need and are wiling to pay for.

reads to me like they have already decided what goes on what floor and how many sq ft they require

I believe travel by US federal employees must be on US carriers. Assuming the ATL flight will be code shared with Delta, perhaps booking the flight under the DL code share flight number may work as an end round of this requirement.

No big secret Pan Am has a focus on muscles, tendons, joints and bones. Shared Health (WRHA) currently runs a focused program on hip and knee replacements out of Concordia and did so before the great restructure the Conservatives did. Also before the restructure the MRI and other equipment at the existing Pan Am Clinic location was near end of life and a plan was publicly pitched to build a new facility near the Refit center. With Concordia losing the ER in the restructuring it seemed that there was an opportunity to take the minor injury clinic from Pan Am, relocate it and most of the clinic operations to Concordia to match the hip and knee center of excellence. The minor injury clinic could then operate 24/7 as a sort of expanded cast clinic to deal with urgent limb and other bone/muscle/etc injuries that need to be seen but do not really belong in the ER stream.

In the TNSE/PP proposal as direct involvement with Pan Am, and included 15 floors of medical space and none of that is long term care it seems to suggest it could be the above proposal for Concordia be relocated to PP and on a PPP agreement that sees TNSE build the facility and Shared Health become the sole occupant and pay for it over time or enter into a long term lease.

Why will this work when the Manitoba Clinic failed? It doesn't seem to me like there's tons of latent demand for high-end medical office space in the core.

Fair question. The still-new Manitoba Clinic is teetering on the brink, the Medical Arts Building emptied out and became an apartment building, the Boyd Medical Centre kicked everyone out. And now a new tower for doctors bigger than all of them is going to go up?

That said, I wonder if Pan Am, by virtue of the fact that it is fairly specialized, is a more cohesive unit that can be managed more effectively than those others which had/have a mishmash of all kinds of different medical practitioners?
