The site grading is also a big reason for that along with the shading.

It's a reverse San Francisco - put taller buildings at the bottom and shorter buildings at the top, to neutralize the natural topography

Still, the massing could have had more of a play on the landscape, ie terracing down to the west so that the building heights grow both ways eastward, with primary views towards the neighbourhood/sunset rather than the highway/office park

Man, was really hoping at least 1 tower was close to 5th or 6th so they weren't all jammed up close to Highway 1 and Broadway

The quick transition from winter to summer has left Hannah and me scrambling to handle some overdue housecleaning, and it appears city council is no different. Almost every part of this agenda deals with things that have been years in the making, like the sewer upgrades along the Cambie Corridor. With those finally complete, city council is moving forward with Item #1, which will allow townhomes to be built on 220 lots identified under the community plan.

Naturally, the typical fees would still need to be paid if a homeowner decides to pursue a development application. Item #2 also deals with a fiscal matter, as it addresses the annual calibration of the density bonus contribution rates, and we won’t waste your time with either of these dry subjects. That’s why our coverage starts with Item #3, a 12 story office building across from Vancouver General Hospital that was proposed under a program that predates the Broadway Plan.

That might explain why it hasn’t drawn interest, unlike Item #5 a six floor rental building on Main Street which has generated dozens of negative comments, and even a petition. This opposition has seemingly dissipated since the daycare it also included was squashed by city regulations two years ago, In contrast, a recent amendment to the West End Community Plan has allowed Item #5 to undergo a transformation from two strata towers proposed in 2018 into something more affordable.

A little extra height, and density has led to the inclusion of hundreds of market, and below-market rental homes, and ironically a daycare. Over that time the neighbourhood reception has only grown more welcoming, and it’s hard to believe that not so long ago, a yet-to be-elected, pro-housing city councillor spoke against a nearby caterpillar. Like Item #6, that could be a heritage moment, though preserving the Great War Veterans’ Association Hall at 852 Seymour is probably more important.

Backlash Expectations

Item #3 – 855-865 West 10th Avenue – Very Low
Office buildings rarely attract negative attention

Item #4 – 208 East 54th Ave, 7018-7078 Main St, and 211 East 55th Ave – Low
The presence of a ~250 signature petition is hard to ignore, but there hasn’t been much activity recently

Item #5 – 1040-1080 Barclay Street – Very Low
Over the years most have grown accustomed to change in this area.

I suppose the biggest change is that most of the councilors who successfully voted to kill that recommendation lost the election. Considering staff are bringing it back again, I imagine they received new direction from the new council majority.

The year is 2023. By my personal calculation we're almost in year 20 of the Vancouver housing crisis. Project I'm very familiar with at 7078 Main St apparently has 2 separate petitions that claims 300 people don't want this 6-storey rental building to go up on Main Street...

Punjabi market has long since been abandoned for Surrey, but if they want that area preserved and elevated (as mentioned in opposed) you need more residents.

I want that area preserved as well. As more residents are added, those old retail units turn into something cool, like you see in Mt Pleasant. On a smaller scale of course. Maybe more along the lines of Cambie village.

I know we're in the middle of a looming recession, but more housing needs to go under construction if we're going to meet the immigration demands for the next 5 years...

It seems this year is particularly slow with new proposals or projects going UC

CMHC data for housing starts for the first quarter of 2023 saw more starts in Vancouver than in Q1 of 2022, and the same for Metro Vancouver overall. In Vancouver 64% of the units will be rental, and 36% for home ownership. In Metro overall, rentals will be 28% of units.

March was quite fruitful. September is going to be the big month for proposals.

So the next renewal would be 2027, I guess we'll likely hear about renegotiation and redevelopment then.
