But the thing that gets Winnipeg is for larger construction. You can see that the averages overlap in almost all the cities on that list.

So it would be a pretty typical scenario where the commercial construction costs in Winnipeg are on par with places like Toronto - but the rental rates, lease rates, etc. are often orders of magnitude higher in Toronto. So outside of building your suburban palatial home in Winnipeg, your bang for your construction buck is often WAY higher elsewhere as compared to Winnipeg.

construction costs are definitely higher in Winnipeg than in larger cities. Our bidding pool is so much smaller that it loses competitiveness. If you want concrete, or precast, there is basically a monopoly. If trades or contractors are busy, the prices go up. In big cities there is a huge pool of trades for competitive bidding.

The province tenders a hospital, there are no trades for anybody building anything else for months. I remember when the floodway was being expanded, there were no piles left for buildings, anywhere in the city.....everyone had to switch to steel piles.

The biggest difference is the soils. We pin everything to bedrock....in toronto and calgary buildings are on footings with slab on grade. Look at the Donald street project. That is 35% complete by cost.....shows you how much of a building's cost is below ground.

We also have a much more stringent energy code. We can't just cantilever a floor to become a balcony...it has to be thermally broken, which is expensive. Building envelope in Winnipeg is significantly higher performance and more expensive than in Toronto.

Winnipeg's permit wait time remains unchanged from 2020.

They just got clever and split the permit into 2 - a development permit first, and then the building permit.

This "reduces" the building permit timeline, but not the actual permit process for a developer. If anything, the new, separate development permit process actually increases the wait from application to obtaining the full building permit.

Can't recall the thread but I think it was mentioned about something going up on Chancellor Dr near Pembina.

Three homes purchased and are now being demolished. One was in a heap yesterday.

Unrelated, Im surprised they havent added lights to the intersection of Chancellor and the Bishop off ramp. Many near misses (and not-misses) there. Also, it was like the surface of the moon with huge craters.

^That whole area is expected to get a massive facelift with the plans for a new urban national park in Point Douglas. There are even plans for mixed use developments south of the tracks and north of Higgins, but that’s all I can say for now.
