^The system is confusing and there are multiple permits filed for each development. This one has something to do with zero lot lines. It was submitted on May 3.

ah, ok, thanks. I know there's a plan to build single family residences north of these townhomes but I don't know the status of that project. The wooded area between Pasley Ave and Maynard Terrace extending up to the backyards of houses on the south side of Braeburn Dr (my street).

City and state law require separate permit types. There's no single "building permit."

Zero lot line is basically a permit to divide each unit into its own lot, so the owners own the land below the unit, versus it being held by an HOA or condo association.

The authority previously tapped Pope & Land and its partner Place Properties to spearhead redevelopment efforts. In 2017, Invest Atlanta's Board of Directors agreed to sell the building to the real estate team for $2 million.

Various state and local agencies own or previously owned small slivers of land around the building, which has slowed down progress on the project, Humphries said. Another hurdle to overcome has been the process of securing air rights to develop the project, he said. Pope & Land did not respond to requests for comment. Place Properties could not be reached for comment.

“That’s got to be the most complicated real estate transaction I’ve ever seen,” Humphries said. “It’s all moving forward and headed in the right direction. It has just taken a very long time to do that.”

The redevelopment involves converting the building into 67,000 square feet of loft office space with 2,500 square feet of ground-level retail and a 3,500-square-foot rooftop restaurant. A building with 112 apartments is poised to rise to the west of the existing building. At least 30% of those units would be capped at rates deemed affordable for individuals who earn 80% of the area median income, according to the sale agreement.

If this housing is for teachers, would it not be better to instead build several smaller units in areas closer to schools? Seems a misdirected effort.

So it's for university educators? I believe primary and secondary school teachers make less and are more in need of housing. If housing is close to the schools would it not help conserve their time and money?

The 15-minute city (FMC or 15mC) is an urban planning concept in which most daily necessities and services, such as work, shopping, education, healthcare, and leisure can be easily reached by a 15-minute walk or bike ride from any point in the city.

Maybe I'm looking at it in the wrong way. The NY developers need a higher-paid educational demographic in order to support their loan application. School teachers won't cut it. Follow the money as usual. But to call it a teachers village is a misnomer.

Invest Atlanta has officially launched the process of converting downtown’s 2 Peachtree Street tower and the adjacent building,14 Marietta Street, into a vibrant residential/mixed-use development.

“The conversion of 2 Peachtree and 14 Marietta will advance one of my administration’s top goals of building and preserving affordable housing by bringing additional mixed-income transit-oriented development to Downtown,” says Atlanta Mayor Andre Dickens. “Once complete, 2 Peachtree will be a model of urban redevelopment and become the city’s tallest residential building.”

I guess someone should tell them that 2 Peachtree Street (556') will be the second tallest all-residential tower (behind The Atlantic in Atlantic Station 577ft ). When you consider mix use towers t will rank even lower.

The current owner for 146 7th St was hoping to build a 175ft tower on the site, but zoning allows for a max of 100ft. They mentioned it wouldn't be feasible to have it built any smaller than 175ft, so looks like they're selling now.
